Renovation of a mixed-use development in Fox Lake, Illinois. Completed plans call for the renovation of a educational facility.
All questions should be addressed in writing via email to Diane Papenhause at dpapenhause@ihcconstruction.com and Emma Sira-gusa at esiragusa@ihcconstruction.com. Bid security in the form of a bid bond, certified check or cash in an amount equal to 10 percent of the base bid amount shall be submitted with the bid. Should a bid bond be submitted, the bid bond shall be payable to Board of Education, Grant Community High School District 124. Question Deadline 07/01/2025 Any questions regarding these Trade Packages should be directed to IHC Construction Companies, Attn: Diane Papenhause at dpapenhause@ihcconstruction.com and Emma Siragusa at esiragusa@Ihcconstruction.com. Submit all questions, in writing, regarding the Bidding Documents to the Construction Manager. Replies will be issued to all bidders of record in the form of an Addendum. All bidders must comply with applicable Illinois Law requiring the payment of prevailing wages by all Contractors working on public projects. Bidders must comply with the Illinois Statutory Requirements regarding labor, including Equal Employment Opportunity Laws. All work will be performed per the contract documents. Contract documents include the Project Manuals, Drawings prepared by Wight and Company and the Construction Manager's Supplemental Documents prepared by IHC Construction Companies dated June 20, 2025. 2. Trade Package 23a - HVAC to include, but is not limited to, mechanical demolition, piping, scheduled mechanical equipment, insulation, DDC System, valves, pressure instruments, gas piping and gas vents, gas piping, hydronic piping, condensing boilers and house keeping pads. Furnish and install electrical work as indicated. 3. HVAC work for the Project includes, but is not necessarily limited to, the following specifications for HVAC Work. If a specification section is not listed for a scope item included in the Scope of Work below, the contractor should include the scope item as part of the contract work. Lack of specification in list below does not relieve the contractor of providing the work as indicated. The successful bidder will be required to furnish insurance equal to or greater than the specified amounts and conditions. The cost of the insurance will be included in each bidder's proposal. The successful bidder will be required to furnish a performance bond and payment bond to the owner equal to 100% of the proposal amount. The cost of the performance and payment bond will be included in each bidder's proposal. Performance and Payment Bonds will be made payable to the Grant Community High School District 124 and include a Dual Obligee Rider adding IHC Construction Companies, LLC. The Board of Education of Grant CHSD 124 reserves the right to reject any or all bids or parts thereof, or waive any irregularities or informalities, and to make the award in the best interest of the District. Any contractors wishing to bid, will need to contact IHC Construction directly to obtain any addenda that may be issued.
