Renovation of a residential development in Avondale, Arizona. Completed plans call for the renovation of a residential development.
The Work included in this Project consists of three (3) new duplex housing units to be installed by the project specifications document, which includes all labor, materials, and equipment required.. The City is issuing this IFB to secure a qualified (Class B for the construction of the facilities and Class A for work in the ROW) Licensed Contractor to perform the Work and provide Materials as more particularly described in the Specifications attached to this IFB, and incorporated herein by reference. Bidders must submit Bids encompassing the entire Project, inclusive of the related Plans, Specifications, related construction drawings and Reference Documents. Failure to do so may result in a determination that the Bid is non-responsive. Background The City is initiating a construction project to develop bridge housing intended to provide temporary housing for unsheltered families. The project consists of the installation of three (3) new duplex housing units across Eliseo C. Felix Way Jr., including parking canopy, landscaping, utilities, and fencing. The project is strategically located across from the City's Resource Center. To support the planning and design phase, the City engaged Architectural Resource Team, Inc., a licensed design firm, to perform the architectural and site planning services. Final Date for Inquiries:July 10, 2025, 5:00pm Any question related to the IFB, including any part of the Plans, Specifications, Scope of Work or other Contract Documents, shall be directed to the Question & Answer section of the City's OpenGov portal. Verbal or telephone inquiries directed to City staff will not be answered The Contract Time for this Project shall be 150 days from the Notice to Proceed. All Work on the Project shall be completed on or before the expiration of the Contract Time. Performance Bond Before any contract is executed by the City, the Contractor shall be required to furnish non-revocable security binding the Contractor to provide faithful performance of this Contract in the amount of one hundred percent (100%) of the total Contract Price payable to the City. Performance security shall be in the form of a performance bond, certified check, cashier's check or irrevocable letter of credit. The Contractor shall furnish the performance bond to Procurement Administrator ten (10) days after receipt of Notice of Intent to Award. Payment Bond Before any contract is executed by the City, the Contractor shall be required to furnish non-revocable security for the protection of all persons supplying labor and material to the Contractor or any Subcontractor for the performance of any Work related to this Contract. Payment security shall be in the amount of one hundred percent (100%) of the total Contract Price and be payable to the City. Payment security shall be in the form of a payment bond, certified check, cashier's check or irrevocable letter of credit. The Contractor shall furnish the payment bond to Procurement Administrator ten (10) days after receipt of Notice of Intent to Award. DEVELOPMENT OF A BRIDGE HOUSING PROJECT CONSISTING OF 3 SINGLE-STORY DUPLEX WITH A TOTAL OF 6 2-BEDROOM DWELLING UNITS.
