Remodeling and renovation of a residential development in West Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.

Loan Program Financing for Work Under This Contract is Provided Through the City of Milwaukee, Neighborhood Improvement Development Corporation (Nidc) Who, Through Its Loan Agreement With the Owner, Reserves Certain Rights and Privileges as Lender, Which Include but Are Not Limited to: Development of the Scope of Work, Assistance With the Bid Process, Preparation of the Contract, Approval of Change Orders and Payments, and Other Aspects Associated With Contract Execution and Implementation. Site Location-2224 S 15TH ST Milwaukee, WI 53215-2702 Bid Rejection/acceptance 1. The Owner Reserves the Right to Reject Any and All Bids and to Waive Informalities. It is Nidc Policy That, if: (a) the Contractor's Proposal/bid Complies With the Specifications and Other Requirements, and (B) the Contractor Meets Nidc's Minimum Requirements as Outlined Herein, and (C) the Selected Bid is Reasonably Within Range of the Market Price for the Work, Then Owner May Select Any Contractor Who, in Owner's Opinion, is the Most Responsible and Responsive Bidder. 2. The Approximate Area of Concrete Replacement is 50 Square Feet. New Sections of Side Walk to Be 4'" Deep With a Minimum Compressive Strength of 2500 Psi and to Have a Broom Finish. Cv 2 Concrete Stairs: Replace the Concrete Service Stair at the Front Entry Porch. Replace the Stairs With a Code Compliant Concrete or Pressure Treated Wooden Stairs. New Stairs to Include Code Compliant Handrails on Bothside of the Stairs Complete With "Graspable" Handrails. Cv, Permit 3 Front Porch Receptacle: Replace the Receptacle and Cover Plate on the South Side of the Front Porch. New Receptacle to Be Exterior Rated With an Appropriate Exterior Cover. Cv, Permit 4 Front Entry Porch (Wood): Scrape, Prep, Prime and Finsh Paint the Entire Skirting of the Front Porch. Color and Sheen Per Owner. Replace Any Damaged or Broken Boards as Necessary. Cv, Pb 5 Front Porch Metal Handrail: Scrape, Prep, Prime and Paint the Entire Existing Metal Front Porch Handrail. For Areas of Rust, a Rust Inhibiting Primer is to Be Used and the Finish Paint is to Be a Heavy Duty Exterior Enamel. Color and Sheen Per Owner. Cv, Pb 6 Roof Repair: Replace the Missing Ridge Shingles on the Front Porch Ridge. Color of New Ridge Shingles to Be the Best Possible Color Match to the Existing Shingles. Cv 7 Fascia Wrap: Install a New Piece of White Aluminum Fascia Wrap on the Upper South Side of the Front Gable. Currently This Piece of Fascia is Missing. Cv, Pb 8 Siding Repairs: Replace Missing Aluminum Corner Trim on the Northern Upper Dormer. Cv, Pb Miscellaneous: The Contractor is Responsible to Field Verify All Measurements, the Amount of Materials Needed, and the Number of Windows in the Building. If Any Item in This Scope Calls for a Certain Manufacturer, Model Number, or Approved Equivalent of a Particular Item, and That Item is to Be Substituted, Both Nidc and the Owner Must Approve the Substitution in Writing as a Part of the Contract. Both the "Rehabilitation and Technical Specifications and Performance Standard for the City of Milwaukee - February, 2006" and the "Nidc Addendum to Specifications ," Dated 8/23/07 & 5/13/08, Are Incorporated Into This Scope by Reference. These Items Provide an Outline of Materials Requirements & Performance Expectations. Updated Copies Can Be Obtained From Nidc @ 809 N Broadway-3rd Flr. Lead Related Work: Any Task That a Disturbs Previously Painted Surface Shall Be Performed by Properly Certified Personnel and Follow the State of Wisconsin Department of Health Services Administrative Code Chapter Dhs 163 Regarding the Certification for the Identification, Removal and Reduction of Lead-based Paint Hazards (Pb). And, if Applicable: Any Task That Disturbs a Previously Painted Surface Requires Milwaukee Health Department Notification (Pb-n). Window Replacement Shall Be Performed by Properly Certified Personnel and Requires a Milwaukee Health Department Permit (Pb-a). Yes No 9 Vinyl Replacement Windows: Replace Defective/ Non Functioning Existing Wood Sash Windows With Matching Vinyl Replacement Windows at the Following Locations; (1) Basement Window Next to the Left of South Entry Door. Install Color Matched Sealant at All Window Edges. Cv, Pb 10 Rear Porch Painting: Scrape, Prep, Prime and Paint the Skirting and Decking on the Lower Portion of the Rear Entry Porch. Replace Any Damaged or Rotten Wood as Needed. Color and Sheen Per Owner's Choice. Cv, Pb 11 Rear Gutters: Adjust Existing Gutters on the Rear Southern Corner to Be Positively Pitched Towards the Existing Downspout. Reseal End Cap and Other Gutter Components as Needed. Cv 12 Door Bell: Install a Functioning Hardwired "Ring" Style Doorbell With Camera at the Front and Rear Exterior Doors.
