Remodeling and renovation of a residential development in West Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.

Remodeling and Repairs. EXTERIOR HOUSE 1 Soffit and Fascia Repairs: Replace damaged sub-fascia board on the front right of the front gable. Apply paintable caulking at all gaps and cracks. Prep, prime and finish paint the replacement board. Colors per owner. CV, Pb 2 Front Porch - Upper: Repair damaged handrail on the exterior side stairs to the upper porch. Prep, prime and paint the stair treads and railing on the side porch staircase and the upper porch railing. (do not paint any newly replaced pressure treated lumber). Colors and sheen per owner CV, Pb 3 Upper Proch Rubber Roof: Repair and retape seam in the EPDM rubber roof on the 2nd floor porch. Seam to be primed with tape primer and taped with products rated for EPDM rubber roofing. PR 4 Siding Repairs: Install new j-channel next to front door where missing. Replacement vinyl pieces to be best possible color match available. CV, Pb 5 Vinyl Replacement Windows: Replace existing wood sash windows with matching vinyl replacement windows, at the following locations; all (4) inoperable and broken windows on the rear additional/porch. Install color matched sealant at all window edges. PR, Pb 6 Basement Windows (Wood Sash): Replace (8) basement windows with glass block venting units. Newly installed glass block windows to span from foundation to foundation in the basement window rough opening. The rear (2) existing vinyl windows to remain. PR, Pb Miscellaneous: The contractor is responsible to field verify all measurements, the amount of materials needed, and the number of windows in the building. If any item in this scope calls for a certain manufacturer, model number, or approved equivalent of a particular item, and that item is to be substituted, both NIDC and the owner must approve the substitution in writing as a part of the contract. Both the "Rehabilitation and Technical Specifications and Performance Standard for the City of Milwaukee - February, 2006" and the "NIDC Addendum to Specifications ," dated 8/23/07 & 5/13/08, are incorporated into this scope by reference. These items provide an outline of materials requirements & performance expectations. Updated copies can be obtained from NIDC @ 809 N Broadway-3rd Flr. Lead Related Work: Any task that a disturbs previously painted surface shall be performed by properly certified personnel and follow the State of Wisconsin Department of Health Services Administrative Code Chapter DHS 163 regarding the certification for the identification, removal and reduction of lead-based paint hazards (Pb). And, if applicable: Any task that disturbs a previously painted surface requires Milwaukee Health Department notification (Pb-N). Window replacement shall be performed by properly certified personnel and requires a Milwaukee Health Department Permit (Pb-A). YES NO 7 Block Foundation: Scrape, prep, prime and paint exterior lower block foundation. Any primers and top coats to be rated for use on exterior masonry applications. Colors and sheen per owner CV, Pb INTERIOR 1ST FLOOR 8 Drywall and Plaster Repairs: Insulate the exposed areas of wall and ceiling cavities in the living room with R-15 faced batt insulation. Install new new drywall over the open areas. Tape, float, sand prime and finish paint the repaired areas as well as the bare drywall on the west wall, ceiling of the living room, front foyer and behind refridgerator . Once all repairs are completed prime and finish paint all the walls and ceilings of the living room, the front foyer and behind the refridgerator. Where drywall meets existing plaster mesh tape and Durabond joint compound to be used. New drywall install needs to be flush with any existing plaster. New lath or additional drywall to be used to achieve a flat seam. CV, Pb 9 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. CV Self-Help 10 Front Bedroom: Install a radiator in the same location as the existing that was removed. Inspect shut off valve and ensure proper function. The radiator must be sized appropriately to accommodate the square footage of the bedroom. Homeowner has original radiators in the garage. If possible reuse original radiator. CV 11 East Bedroom: Install a radiator in the same location as the existing that was removed. Inspect shut off valve and ensure proper function. The radiator must be sized appropriately to accommodate the square footage of the bedroom. Homeowner has original radiators in the garage. If possible reuse original radiator. CV 12 Kitchen Ceiling: Repair peeling ceiling paint and texture next to the 2nd floor plumbing access panel. Repair to be best possible match to existing texture. Prime and paint to match existing kitchen ceiling color CV, Pb 13 Kitchen Window Trim: Replace missing kitchen window trim along the west wall. New trim to be best match to existing window trim. Caulk, nail hole fill, prep and paint newly installed trim. Color and sheen per owner. CV, Pb 14 Kitchen Radiator: Scrape, prep, prime and paint kitchen radiator. Primer to be rated for rusted or bare metal. Top coat paint to be rated for high heat. CV, Pb 2ND FLOOR 15 Hallway Vanity Sink: Replace the non code complaint accordian style p-trap on the 2nd floor hallway sink with a code complaint solid pvc p-trap CV 16 Bathroom Light: Replace the exposed blue carlon electrical box containing the 2nd floor bathroom light fixture with a code complaint electrical box and light fixture. PERMIT, CV 17 Interior Door Trim: Install new interior door trim in the 2nd floor exterior door in North bedroom. Caulk, nail hole fill, prep, prime and paint new door trim. Color and sheen per owner. CV, Pb BASEMENT 18 GFCI Receptacles: Replace the existing electrical receptacles at the laundry area with ground fault protected receptacles; one on the wall behind the washing machine, one in the 1st floor bathroom. For the receptacle in the 1st floor bathroom replace the existing stacked receptacle-switch with a 2-gang box with a seperate GFCI and light switch. PERMIT, CV Financing for work under this contract is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC) who, through its loan agreement with the Owner, reserves certain rights and privileges as Lender, which include but are not limited to: development of the scope of work, assistance with the bid process, preparation of the Contract, approval of change orders and payments, and other aspects associated with contract execution and implementation. The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder Please contact Davis Jones at (414) 708-3076 for new Rehab Specifications.
