Renovation of a residential development in West Milwaukee, Wisconsin. Completed plans call for the renovation of a residential development.

1 Porch Repairs: Secure existing loose metal handrail, and wood rail banisters. 2 Porch Painting: Scrape off any loose paint. Repaint the front porch deck and stair. 3 Storm Door: Replace the front entry storm door, with an owner approved door. 4 Entry Doors - Weather-stripping: Install weather-stripping to eliminate leaks at the front and rear entry doors. For each door; install wood/rubber seal kit, Model #52050, SKU #4366118 available at Menards and a similar kit is available at Lisbon S&S. (jamb/header seals) The wood on the weather-strips shall be stained or painted to match the existing jamb finish. Fill all nail/screw holes. 5 Chimney Repairs: The chimney parging has failed, because the underlying bricks are loose. A.) Remove the brickwork down to AT LEAST the existing flashing. Rebuild a code compliant chimney with new brick masonry, a new chimney cap, and install a metal rain/bug/bird cap. Replace any bad sections of ceramic flue, if necessary. B.) Reflash the chimney with metal flashing color matched to the roof, if the masonry repair work requires it. 6 Yard Lights: Replace two existing yard security lights located on the garage. (PERMIT), INTERIOR GENERAL 7 Alarms: Install a combination smoke/CO alarm in the basement, and first floor. All smoke alarms shall be sealed battery, 10 year lithium ion units. 8 Protective Pipe Encapsulation: Encapsulate the (asbestos-looking) pipe insulation located on water pipes at the following locations; basement bathroom, basement hot water heater. Utilize standard method/material as approved for asbestos encapsulation to cover all areas of pipe covering which has an existing friable surface. 9 Sheet Vinyl Flooring: Locations; Kitchen, bedroom-hallway, pantry, rear-entry hallway and stairs.Remove the existing vinyl tiles, and all layers of previous flooring down to the base sub-floor. Install a new 1/4" subfloor for a smooth level surface, and then install sheet owner-approved sheet vinyl flooring. For new flooring areas; install finished shoe molding at all perimeters, and thresholds at all transitions to adjacent floor finishes. Install metal nosings at stairs. SECOND FLOOR 10 Plaster Repair: (lead paint) At the second floor closet, adjacent to the chimney; remove all loose plaster/drywall, then patch and paint for a smooth, uniform finish. The work presented in this project is to be started within 10 days after Contractor's receipt of a Notice to Proceed and is to be satisfactorily completed within 30 days thereafter.
