Site work and renovation of a mixed-use development in Mankato, Minnesota. Completed plans call for the renovation of a playground / park / athletic field; for site work for a playground / park / athletic field; water / sewer project; and water / sewer project.

Description: The Scope of Work includes the roof replacement of the existing roof system to be performed in three phases. Phase I, the upper roof will be replaced with a TPO/PVC membrane roof system. Phase II, Lower flat roofs will be replaced with a new built-up roof system. Phase III, front entry will have a combination of metal standing seam roof and built-up roof system. Work will also include evaluation of the existing roof structure for loading, replacing the EIFS with a metal panel system, reconfiguring roof drainage and upgrading the existing roof drainage system. The project will be constructed in 1 phase. The Owner intends to use the Design/Bid/Build delivery method for this project. The project will include the removal of the existing TPO roof membrane and moisture damaged insulation to the surface of the roof deck. The new roof system will install new gravel surfaced built-up roof that meets Minnesota State's Roof Design Standards on the flat roofs and a fully adhered 80 mil PVC membrane on the barrel roof section. The standing seam metal roof is in fair condition. However, considering its age and the necessity to remove and tie in the adjacent low sloped roof sections this area will be replaced with new standing seam sheet metal. Work will also include upgrading the existing roof drainage system, minor modifications to rooftop equipment, removal of obsolete equipment supports, and evaluating potential upgrades to the roof structure to meet current building code. The EIFS system will be removed from the walls between the upper roof, A-1 and the lower roof, A-2 and A-3. And replaced with a rainscreen system with ACM as the finish material.
