Renovation of a mixed-use development in Kansas City, Kansas. Completed plans call for the renovation of a educational facility; and medical facility.

Value: $3,000,000 to $5,000,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Budget: $3,072,374 A Certificate of Deposit, in an amount of 100% of the Contract amount, may be substituted for a Performance and Public Works Bond. Question Deadline 7/16/25 Bid questions and substitution requests due Requests for clarifications and interpretations of the Construction Contract Documents (Technical Specifications and Drawings) shall be presented to the Project Architect/Engineer in writing at least ten (10) days prior to the date on which bids are to be opened. BID AND PERFORMANCE GUARANTY: A. Each bid submitted in connection with this Project shall be accompanied by a certified check, cashier's check or bid bond in the amount of five percent (5%) of the base bid, payable without condition to the State of Kansas. B. The bid bond shall be accompanied by a Power of Attorney showing the authority of the person executing the bond on behalf of the Surety Company and should be approved by the Director, Procurement and Contracts prior to opening of bids. C. An annual bid bond on file with the Director, Procurement and Contracts, may be acceptable for this transaction providing it is equal to or greater than five percent (5%) of the base bid and is payable without condition to the State of Kansas. This bond must be accompanied by a Power of Attorney showing the authority of the person executing the bond on behalf of the Surety Company. Note: Use of an annual bid bond must be approved by the Director, Procurement and Contracts a minimum of five (5) days prior to the opening of bids. The Director of Procurement and Contracts may disapprove the use of an annual bid bond if said bond is being used as a bid guaranty on more than one (1) project at the same time. D. In the event of an award, the responsible bidder offering the lowest bid price meeting Specifications will be required to enter into a Contract and provide proof of insurance in the amount required for the project. Said bidder shall also provide a Performance Bond for the full amount of the Contract. In addition, the bidder will be required to furnish a Public Works Bond for a project of $100,000 or greater, for the full amount of the contract. A Certificate of Deposit, in an amount of 100% of the Contract amount, may be substituted for a Performance and Public Works Bond. All the above documents must be completed and returned within fifteen (15) calendar days after their receipt. Failure to return these documents within the required time period may cause a cancellation of the award and a forfeiture of the full amount of the bid guaranty. Procurement and Contracts may also suspend a bidder from bidding State construction work for six (6) months for failure to comply with this section. E. Bond forms will be provided by Procurement and Contracts and must be executed with a surety company licensed to do business in the State of Kansas. F. Bid Guaranties (submitted by certified or cashier's checks) will be returned to unsuccessful bidders when the successful bidder is determined and a Contract executed. The Bid Guaranty of the successful bidder will be returned when the contract, required Bonds and Insurances are furnished and accepted by Procurement and Contracts. Bid guaranties submitted in the form of a certified or cashier's check will be returned on a State of Kansas warrant. A. This Division requires the furnishing and installing of complete functioning systems, and each element thereof, as specified or indicated on the Drawings and Specifications or reasonably inferred; including every article, device or accessory (whether or not specifically called for by item) reasonably necessary to facilitate each system's functioning as indicated by the design and the equipment specified. Elements of the work include materials, labor, supervision, supplies, equipment, transportation, and utilities. B. Division 21 of the Specifications and Drawings numbered with prefixes FP generally describe these systems, but the scope of the Fire Suppression work includes all such work indicated in the Contract Documents: Instructions to Bidders; Proposal Form; General Conditions; Supplementary General Conditions; Architectural, Structural, Fire Suppression, Mechanical, Plumbing, Fire Alarm and Electrical Drawings and Specifications; and Addenda. C. The Drawings have been prepared diagrammatically intended to convey the scope of work, indicating the intended general location and arrangement of the equipment, piping, etc. without showing all the exact details as to elevations, offsets, pipe routing, and other installation requirements. The Contractor shall use the Drawings as a guide when laying out the work and shall verify that materials and equipment will fit into the designated spaces, and which, when installed per manufacturers requirements, will ensure a complete, coordinated, satisfactory and properly operating system. A. C. The Drawings have been prepared diagram m atically intended to convey the scope of work, indicating the intended general arrangem ent of the equipm ent, fixtures, ductwork, piping, etc. without showing all the exact details as to elevations, offset s, control lines, and other installation requirem ents. The Contractor shall use the Drawings as a guide when laying out the work and shall verify that m aterials and equipm ent will fit into the designated spaces, and which, when installed per m anufacturers requirem ent s, will ensure a com plete, coordinated, satisfactory and properly operating system . A. This Section requires the Contractor to furnish all materials required to install the fire alarm system. The Contractor shall be responsible for installing, testing, and startup of a complete functioning fire alarm system, and each element thereof, as specified or indicated on the Drawings or reasonably inferred, including every article, device or accessory (whether or not specifically called for by item) necessary to facilitate each system's function as indicated by the design and the equipment specified. Elements of the work include materials, labor, supervision, supplies, equipment, transportation and utilities. The fire alarm system shall be installed in parallel to the existing fire alarm system. The demolition of the existing system shall be completed once the new fire alarm system is installed. B. Division 28 of the Specifications and Drawings numbered with prefixes "FA" generally describe these systems, but the scope of the Fire Alarm work includes all such work indicated in the Contract Documents: Instructions to Bidders; Proposal Form; General Conditions; Supplementary General Conditions; Architectural, Structural, Fire Suppression, Mechanical, Plumbing, Fire Alarm and Electrical Drawings and Specifications; and Addenda. C. The Drawings have been prepared diagrammatically and are intended to convey the scope of work, indicating the general location and arrangement of the major equipment, devices, appliances, etc. without showing all the exact details as to elevations, circuits, routing, and other installation requirements. Use the Drawings as a guide when laying out the system and verify that materials and equipment will fit into the designated spaces, and which, when installed per manufacturers' requirements, will ensure a complete, coordinated, satisfactory and properly operating system. D. The scope of work in this section includes: 1. Fire alarm control unit 2. Remote annunciator 3. Manual fire alarm pull stations 4. System smoke detectors 5. Heat detectors 6. Notification appliances 7. Sprinkler system waterflow and valve tamper alarms 8. Magnetic door holders 9. Elevator recall 10. Air handling unit shutdown 11. Battery stand-by power 12. Network connection 1. General: The work specified herein shall be the abatement of asbestos containing materials by certified and registered persons who are knowledgeable, qualified and trained in the abatement, handling, and disposal of asbestos containing material, and subsequent cleaning of the affected environment. 2. The Contractor shall furnish all labor, material, equipment, testing, services, permits, insurance, notifications, necessary or required to perform the work in accordance with applicable local, state, and federal regulations for the abatement of asbestos containing materials and for other work as specified in this section or as indicated in associated drawings, sketches, or reports of the work. 3. All fees required for notification requirements, re-notifications, and/or inspections by the regulatory agencies shall be paid by the Contractor. Bulk sample analysis information required by the Department of Natural Resources, U.S. Environmental Protection Agency or local authority having jurisdiction in conjunction with the notification shall also be provided by the Contractor unless provided within this section. 4. The work shall include removal of asbestos containing materials at the following locations: Delp F - Level 04 - 3901 Rainbow Blvd. Kansas City A. The removal of hazardous material as outlined by Owner-provided Asbestos Report. Refer to report for additional information. The scope of work in this section includes: 1. Fire alarm control unit 2. Remote annunciator 3. Manual fire alarm pull stations 4. System smoke detectors 5. Heat detectors 6. Notification appliances 7. Sprinkler system waterflow and valve tamper alarms 8.
