The intent of the State of Good Repair (SOGR) program is to efficiently complete in-suite repairs, in communities where a high volume of repair needs have been identified within tenant's units. As members of TCHC's State of Good Repair Program Roster, Vendors will be providing complete design services bulk general repair as required across the TCHC portfolio. The Category of Work for this Roster is State of Good Repair. The intent of the State of Good Repair (SOGR) program is to efficiently complete in-suite repairs, in communities where a high volume of repair needs have been identified within tenant's units. The project scope includes, but is not limited to: o full kitchen replacement; o partial kitchen replacement; o cabinet repairs; o bathroom repairs; o bathroom renovations; o plumbing fixture replacements; o in-suite shut-off valve replacements; o wall repairs; o door repairs/replacement; o flooring upgrades/ repairs; o painting of assigned areas; o plaster /drywall repairs; and o minor electrical repairs/replacements A detailed scope of work for each unit participating in the program will be provided. All assigned work will need to be completed in accordance with Appendix A - Scope of Work and Specifications. Toronto Community Housing Corporation (TCHC) is seeking four (4) Vendor(s) for the provision of bulk general repair services for the State of Good Repair Program Roster. The Category of Work for this Roster is State of Good Repair. The scope of work related to this RFVQ is sub-categorized as SOGR- State of Good Repair Work. The Scope of Work for the Work under this Roster is included in the attached Appendix A - Scope of Work and specifications. The term of the agreement is for a period of three (3) year. The start date of the program is estimated for early Q1 2026. Years 2 and 3: The pricing for years 2 & 3 (at TCHC's sole and absolute discretion) may be adjusted on an annualized basis to reflect inflation based on the change (increase or decrease) in the Consumer Price Index (CPI), Ontario (all items). The pricing adjustment will be determined between 30-60 days prior to a term renewal date. The calculation will be based on the pricing for the twelve (12) month period of the last available rate at the time of the calculation. (For clarity, any price adjustment would be applied after the initial first year of the agreement and be applicable to next year. As an example, a price adjustment would be applied to each of the line items in the Project Agreement Fees of year one (1) to determine the Project Agreement Fees for year two (2). The following year, the price adjustment would be applied to the Project Agreement Fees from year two (2) to determine the Project Agreement Fees for year three (3).
