The campus is seeking a qualified contractor to provide preventative maintenance services for two small chiller plants. Covered equipment includes Daikin/McQuay Turbocor centrifugal chillers, York air-cooled scroll chillers, a Marley cooling tower, fan coil units, variable frequency drives (VFDs), and associated water pumps. Services include routine inspections, cleaning, testing, and adjustments necessary to maintain system performance and reliability. All work shall be scheduled in coordination with campus staff to minimize disruption to operations. All semi-annual maintenance tasks shall be performed twice per year. All annual tasks shall be completed during the first semi-annual visit of each contract year. Service to be scheduled during the months of November and June of each contract year. The Contractor shall furnish all labor, materials, equipment, tools, services, and incidentals necessary to perform comprehensive Preventative Maintenance Services for the Chilled Water System and associated equipment at Building 2, as outlined below. Prior to each scheduled service visit, the Contractor must notify the Facilities Maintenance and Operations Office at least 72 hours in advance. All service visit requests are subject to approval by the College, which reserves the sole right to approve or deny access. In the event any corrections and/or repairs are deemed necessary during the preventative maintenance service, these items shall be identified in the service report. No corrective work shall be performed without prior approval by the office of Facilities Maintenance and Operations. The contract term is estimated to be for five years from start to finish beginning 10/01/2025. The District may reject any or all Proposals and may waive any immaterial deviation in a Proposal to be considered for further review, at the District's sole discretion. The District's waiver of an immaterial defect shall in no way modify the RFP documents or excuse the Consultant from compliance with the other provisions of this RFP.
