The College is seeking a qualified contractor to provide comprehensive preventative maintenance services for fifty-four (54) condensing and non-condensing boilers, each rated at 2,000 MBH or less. Covered equipment includes units manufactured by Ajax, Ace, Laars, Raypak, RBI, ATH, U.S. Boiler, Lochinvar, Rheem/Ruud, Patterson-Kelley, and Cleaver-Brooks. Services shall include, but are not limited to: Routine inspections Cleaning of heat exchangers and burners Testing of safety controls and operating components Adjustments for optimal combustion efficiency Documentation of all work performed All work must ensure continued system performance and reliability, and must comply with applicable State of California Mechanical Code and South Coast Air Quality Management District (SCAQMD) regulations, including those related to emissions and combustion testing. Mt. SAC is a single-campus California community college district that annually currently serves over 50,000 full-time equivalent credit and noncredit students. Over the past ten years, maintenance of the campus boiler systems has been managed through a combination of independent five-year and annual service contracts, supplemented by in-house Maintenance personnel. In an effort to streamline operations and better manage long-term costs, the College now seeks to establish a single, comprehensive five-year agreement. This contract will support enhanced planning, budget stability, and improved operational efficiency across the campus. Prevailing wages apply Payment/Performance bonds required. It is the District's intent to select a Consultant best evidencing demonstrated competence and professional qualification to perform the described services. The District reserves the right to reject any/all Proposals, select by Proposal review only, or interview as needed. The District reserves the right to revise the RFP. Revisions to the RFP shall be re-uploaded via Mt. SAC's eProcurement Portal. The District expressly reserves the right to extend the date by which Proposals are due. The District reserves the right to cancel this RFP at any time prior to contract award without obligation in any manner for Proposal preparation, interview, fee negotiation, or other marketing costs associated with this RFP. The District may reject any or all Proposals and may waive any immaterial deviation in a Proposal to be considered for further review, at the District's sole discretion. The District's waiver of an immaterial defect shall in no way modify the RFP documents or excuse the Consultant from compliance with the other provisions of this RFP.
