Remodeling and renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.
4266 N 24TH PL - Remodeling and Repairs. 1 Remove all construction debris in front and rear yard 2 Remove and replace front defective concrete porch stoop, include negatively pitched concrete service walk adjacent to front porch stoop (1section), Form, pour concrete include all wire reinforcement, expansion felt etc., broom finish, backfill with top screen soil, sod or seed/straw, to code 3 Install new heavy duty aluminum/iron guard/steps railing to front concrete stoops, ensure mechanically fasten, to code 4 Prepare and paint rear concrete porch stoop, color selection (TBD) by owner. 5 6 EXTERIOR (HOUSE) PR PR (PERMIT) PR (PERMIT) PR-Pb 7 Remove and replace defective rear door awning, mechanically fasten, per owner's specifications 8 Install new gutter straps rear (N/W) DS extension to (S/W), corner 4' to 6' away from foundation wall. and seal downspout receivers with Gagas adapters or comparable. 9 Install new aluminum siding corners, match existing texture and color 10 11 Prepare and paint all exterior wood windows sashes include replacing broken kitchen glass pane, push points and glazing, as needed, color section (TBD) by owner Repair front security door, replace double cylinder lock with single cylinder, turn knob and installnew closure. Install new closure to rear security doors, ensure doors are operable. 12 Repair front entry door to be flush with interior framing (security sensor) will align, install peep hole (front and rear entry doors) and repair front entry threshold and sill plate (loose). Ensure door is operable 13 Prepare and paint all board-up basement windows, color section (TBD) by owner 14 Install aluminum coil wrap (cladding), match existing color, to exterior bathroom glass block window trim and caulk at perimeter Install security glass block window in laundry room, include dryer vent and exterior rodent proof cover 15 Install window well covers to all basement windows PR-Pb PR PR-Pb PR-Pb PR PR-Pb PR-Pb PR-Pb PR Page 1 of 2 16 17 INTERIOR (HOUSE) 18 Remove and replace defective bathroom exhaust fan, ensure properly vented. Replace pull chain, loose ceiling light fixture, rear entry hall. Repair existing three way switch kitchen control basement ceiling lights. Repair or replace existing defective GFCI outlets (receptacles) in kitchen and bathroom. Electrician to ensure all repairs are code compliant 19 Touch-up paint to wall near toilet in 1st floor bathroom, match existing color and sheen. 20 Remove 1st floor bathroom tub/shower surround (exterior wall section) so Rehab Specialist may access and document condition, prior to re-installing. Remove build- up (sediment) and caulk at perimeter of bathtub and caulk with 100% silicone caulk 21 Provide and repairs vinyl plank (waterproof) flooring to kitchen, pantry and bathroom floor (owner has empty box materials) match existing material, include necessary 1/4 rd. or shoe molding and transition floor strips as needed, paint or stain to match. Installation to Manufactures Specifications. PR (PERMIT) PR-Pb PR-Pb PR 22 Install grab bars in bathroom near toilet, shower. PR 23 Install new combination 10 year sealed battery smoke and carbon monoxide detectors in basement, and 1st floor PR 24 25 BASEMENT 26 Remove defective basement ceiling fan and install new ceiling light fixture. Install GFCI outlets (receptacles) to existing outlets (receptacles) basement laundry area within 6' of water source. Electrician to ensure all repairs are code compliant 27 Install new laundry tub faucet include spout. Install waterlines and shut-offs to washing machine 28 Install furnace condensation drain line (tubing) to route to run off to floor drain in laundry room. 29 Replace defective AC unit, The work presented in this project is to be started within 15 days after Contractor's receipt of a Notice to Proceed and is to be completed satisfactorily as completed within 45 days thereafter. Interior/Exterior Completion and/or Weather-Affected repairs, if any, must be further outlined and incorporated in Bid Attachments A and/or B respectively. (Strike if not applicable.) The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder.
