Removal of the existing built-up roof system down to the existing roof deck throughout the entire building. Existing metal coping and associated items, such as scuppers and downspouts will also be removed as indicated on the drawings. 2. Removal of the existing steel structure over the gym roof supporting the photovoltaic (PV) system. PV panels are to be removed and salvaged for Owner’s disposal. 3. Installation of new air-and-vapor barrier on sections of the building with metal roof decking; the rest of the building is assumed to have a 2-ply built-up vapor retarder that can remain and be patched if necessary to maintain continuity. 4. Installation of a new 60-mil EPDM roofing system including new insulation and metal coping. New scuppers and downspouts will be installed where shown on the drawings. 5. In some cases, parapets will need to be extended to accommodate increase roof pitches and current minimum height requirements for the roofing system. 6. Work includes all demo, carpentry work, and insulation as detailed in the specifications and plans. 7. The building is approximately 70,000 square feet. B. Battle Creek Alternate: 1. Replace primary roof drains, leaders, risers and lambs tongues at the center section of the north classroom wing as shown on the mechanical drawings. 2. Add overflow roof drains, leaders, risers and lambs tongues at the same section of roof. C. Wellstone Elementary (base scope): 1. Removal of the existing built-up roof system down to the existing roof deck on the auxiliary gym on the north east corner of the building. Existing metal coping will also be removed. 2. The building is assumed to have a 2-ply built-up vapor retarder that can remain and be patched if necessary to maintain continuity. 3. Installation of a new built-up roofing system including new insulation and coping. Blocking at the parapet will need to be replaced to accommodate current minimum height requirements for the roofing system. 4. Work includes all demo, carpentry work, and insulation as detailed in the specifications and plans. 5. The auxilliary gym roof is approximately 4,500 square feet. Bid Security in the amount of 5% of the total bid amount (in the form of a bid bond or cashier’s check) is required for bids totaling $175,000 or more. Electronically submitted bids require a copy of the bid security to accompany submission. The Owner intends to recommend award of Contract on February 17, 2026 to the Board of Education (BOE).
