Site work and renovation of a mixed-use development in Georgetown, South Carolina. Completed plans call for the renovation of a multi-residential development; and for site work for a water / sewer project.

The Owner will receive a combined bid for Project #6249-SC, Georgetown Housing Authority, Westside Apartments for Limited Under Slab Sewer Replacement for Eight (8) apartments plus Project #6250-SC, Georgetown Housing Authority, Westside Apartments for Heating and Air Conditioning Replacement in 173 (+/-) apartments. 1. Project #6249-SC Replace Under Slab Sewer Replace under slab sewer at selected apartments and riser up to kitchen sinks, washer boxes, lavs. Vent stacks and sewer from above 1st floor shall remain. Remove and reinstall items as needed to saw cut floor and to accomplish the work, not limited to but including; kitchen cabinets, water heaters, HVAC systems, vanities, tubs, lavs, washer boxes etc.; restore surfaces to like new condition. Provide new Schedule 40 PVC piping, fill and compact earth, provide termite treatment, drill #5 bars into existing slab at 24" OC, minimum of 6 inches, provide vapor barrier and repour 3,000 psi concrete flush to existing concrete. Prior to cutting slab, remove VCT in full pieces beyond the cut area (note, there are two layers of VCT) and provide new VCT to match owners existing tile. Replace washer boxes in units receiving under slab sewer replacement; provide plastic laminate or FRP panel from top of washer box to top of base. Repair and paint all disturbed wall areas, base etc. to match existing. When cutting baths for sewer replacement, reuse tub but provide new tub wall liner with trim to match existing, remove all ceramic tile on bath floor and base and provide new thin-set ceramic tile and base. Clean and paint all disturbed areas. Reinstall existing cabinets and tops. In prior projects, the work was able to be accomplished without removing the tub/tub surround by removing kitchen cabinets and trenching from the kitchen side to get under the tub, sheetrock was removed and patched; this method is acceptable when conditions allow. Existing under slab sewer is cast iron and existing exterior sewer is terra cotta. Replace under slab sewer at designated apartments, extend out approximately 5 feet to tie into existing site sewer. Where sewer exits the building, provide a double clean out. Provide a new 4" PVC double cleanout where tie to terra cotta site sewer. Use true sweeps rather than angled turns. Provide heavy duty concrete doughnuts at new cleanouts. Owner will vacate building for the under-slab sewer work and will allow Forty-Five (45) days for the completion of the sewer work, clean up, painting etc. for each phase. Provide all other work shown on the plans, in the Project Manual and as required by Codes and the authority having jurisdiction. 2. Project # 6250-SC Replace Heating and Air Conditioning Provide all work and materials to remove existing electric HVAC systems and provide new HVAC Systems to all apartments except As Noted on Site Plans (approximately 173 +/- apartments) at Westside Apartments, SC 28-1. Treat and clean existing ductwork to sanitize and remove odors, for metal ductwork use brush and vacuum method. Thoroughly clean interior of all mechanical closets to include floor, walls and ceilings. Remove and replace line sets. Replace duct work where noted on plans. Provide all other work shown on the plans, in the Project Manual and as required by Codes and the authority having jurisdiction. Said deposit shall be retained by the Owner as liquidated damages in event of failure of the successful bidder to execute the contract within ten (10) days after the award or to give satisfactory surety as required by law. (Bid Bond not required if bid is less than $100,000.00.) Refer to provisions for Equal Employment Opportunity and payment of not less than the minimum salaries and wages indicated in the project manual must be paid on this project. A Performance Bond and a Payment Bond will be required for one hundred percent (100%) of the contract price. Performance and Payment Bond not required if Bid is less than $100,000.00. Payment will be made on the basis of ninety percent (90%) of monthly estimates and final payment made upon completion and acceptance of work. The Owner reserves the right to reject any or all bids and to waive informalities. Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. Any prospective bidder desiring an explanation or interpretation of the solicitation, specifications, drawings, etc,, must request it at least 7 days before the scheduled time for bid opening.
