The Lumbee Tribe is soliciting sealed bids for contractors to Service the HVAC Systems at the Lumbee Tribe Properties. Inspection o Inspect system components for visible damage or wear o Check electrical connections, contactors, and capacitors o Inspect blower motor and fan for operation and balance o Check thermostat operation and calibration o Inspect refrigerant lines for leaks and proper insulation Cleaning o Clean evaporator and condenser coils o Clean blower components o Clear and flush condensate drain line o Clean accessible duct openings, if needed Testing and Monitoring o Measure refrigerant levels and adjust if necessary (up to 1-pound, additional charge quoted below) o Test system start-up and shut-down operations o Measure airflow and temperature differentials across the coil o Verify system pressure and voltage readings o Check system for unusual noises or vibrations Deliverables o Completed maintenance checklist o Service report including any deficiencies found and recommendations o Estimate for any necessary repairs (if applicable) Frequency of Service o One-time service Exclusions o Major repairs or part replacements unless approved separately o Duct cleaning beyond immediate system components o Refrigerant recharge beyond top-off (unless contracted separately) For contracts exceeding $150,000, the selected contractor will be required, within 14 calendar days, to produce a Payment/Performance Bond for 100% of contract amount. Contractor is responsible for a builder's risk insurance policy for each project.
