The John J. Pershing VA Medical Center requires a preventive maintenance contract for multiple chillers to enhance operational efficiency and reduce system downtime. The scope includes annual preventive maintenance for two Trane water-cooled chillers located in Mechanical Room G0061 on the Ground Floor of Building 1, and two Carrier water-cooled chillers located in the 6th-floor Penthouse Mechanical Room of Building 1. Services include leak detection, inspection and greasing of motor and compressor bearings, oil filter replacement, oil sampling and analysis, verification of oil and refrigerant levels, safety device checks, control panel diagnostics, coolant changes in variable speed drives, and operational testing. Eddy current testing will be performed on evaporator and condenser components during the base year and three subsequent years. Additionally, preventive maintenance is required for the MRI air-cooled chiller (Dimplex Thermal Solutions Model WO2-2-5000-2P-NF-L-M-407C) located south of the MRI Building adjacent to Building 1. This includes refrigerant leak detection, condenser coil and fan inspection, electrical verification, contactor and relay inspection, thermistor and transducer checks, oil sampling and analysis, refrigerant and oil level checks, and inspection of chilled water system components including flow switches and pumps. Pump inspections will assess rotation, coupling condition, noise, and overall system operation. Location: John J.
