Renovation of a multi-residential development in Madison, Wisconsin. Completed plans call for the renovation of a multi-residential development.

The project is expected to be awarded this week.** Question Deadline 08/19/2025 Direct all questions, in writing, to the Purchasing Services administrator Brittany Garcia Purchasing Services City-County Bldg, Room 407 210 Martin Luther King, Jr. Blvd. Madison, WI 53703-3346 PH: (608) 243-0529 bids@cityofmadison.com Answers for questions will be posted August 21st, 2025 The City of Madison Community Development Authority (CDA) is seeking qualified contractors to bid on the modernization of a residential unit located at 1651 Capital Avenue. This project involves a full renovation of the kitchen and bathroom, flooring replacement, door and lighting upgrades, closet remodeling, and interior painting. Contractors must adhere to Davis-Bacon wage requirements, submit certified payrolls via LCPtracker, and meet all insurance and affirmative action compliance standards. Minority-Owned, Woman-Owned, and Small Business Enterprises are encouraged to respond to this solicitation. Replace Kitchen cabinets, countertop, sink (stainless double bowl), faucet (Moen single handle chrome), disposal (Badger 5, 1/2 hp), range hood, vented (Broan, white 36") and backsplash (stainless steel), under cabinet lights (use LED). (Use same layout as current.) o Replace all interior doors and closet doors. Door example: Mastercraft(R) 36"W x 80"H Golden Oak Woodgrain Flush Interior Door Only Model Number: 4090618 from Menards they have all the sizes and bi-folds in this same color. Door hardware color brushed nickel. o Bathroom, replace tub, tub surround, toilet, vanity, faucet, mirror, towel bars, toilet paper holder, remove all tile, patch and paint, flooring sheet vinyl, exhaust fan and light. Also use the matching mirror or similar. We install steel bathtubs and solid surface shower walls. There is a space issue here for a vanity, please see materials list. o Replace/install vertical blinds for all windows off white color. Size them so the slats can be out of the way when the windows are open. o Replace all flooring. (VCT tile except in the kitchen and bathroom use sheet vinyl.) Replace all cove molding brown 4" and all necessary transitions. o Remove built in closets in 2 of the bedrooms and remodel (frame and drywall) to use full size sliding doors and make a "regular" closet. o Replace rear apartment entry door. Steel exterior pre-hung with a peep hole, knob and deadbolt bores (We will supply our deadbolt that accepts our cores). Hardware color brushed nickel. o Replace rear apartment screen doors. We use a mid-view door with a reversible screen like a Menards Larson, Briarwood style in white. Sku 415-4244. o Patch and paint the entire apartment and the ceiling in the back porch. We use Hallman Lindsay Pro Kote interior paint, lo sheen, Custom CDA White (C12-L12) for the majority of the apartment and Zinsser Perma White Satin Custom CDA C-12, L-12 which is used in the kitchen and bathroom. o Eliminate the pocket door in the kitchen. Just replace the jambs at the doorway, you don't need to remove the entire assembly. o Replace all light fixtures. We use the Patriot Lighting, Dylan style fixtures from Menards with 3 bulb fixtures in Kitchen and dining room, 2 or 3 bulb fixtures in the bedrooms and 1 bulb fixtures in the hallways, we use LED bulbs 60 watt equivalent daylight. Wall fixtures like in the bathroom and kitchen we use Menards Patriot lighting Westchester 4-light fixtures SKU 352-9180. o Replace the metal exterior side doors next to the garages. Steel exterior pre-hung with knob and deadbolt bores (We will supply our deadbolt that accepts our cores). Hardware color brushed nickel.
