Renovation of a mixed-use development in Lexington, Virginia. Completed plans call for the renovation of a educational facility; and military facility.
Steam Line repairs/replacement in mechanical room, scope of work and schematic attached. Pricing to include materials, labor and freight if applicable. Optional Pre-bid Meeting information included in attachment. Demolition - Contractor shall demolish existing heat exchanger, mounting brackets, and steam supply piping back to the marked location, being careful to save the exist control valve and Spence PRV for re-use. They shall also demolish the abandoned steam supply piping back to the marked locations and cap the line. The contractor shall also demolish the condensate discharge piping as far as necessary to tie in the new heat exchanger. The contractor shall also demolish the water-side piping back to the marked valves. Construction -The Contractor shall fabricate new mounting brackets or a stand to install a VMI supplied heat exchanger in the approximate location of the old unit. Starting from the limits of demolition, the contractor shall install new piping to a VMI provided Spence PRV, and install a %" tee rj closer than 12" downstream for the pilot valve sensing line. Afterthe PRV, the contractor shall tee the steam supply line to tie in the exist pool heat exchanger. The contractor shall continue running new pipe to the newly installed building heat exchanger, incorporating the existing control valve into the installation. The contractor shall then install new piping to tie in the condensate discharge to the condensate return line using a VMI supplied steam trap. Last, the contractor shall supply new butterfly valves to connect the heat exchanger to the water supply and return lines. Acceptable piping for this application is SCH40 steel pipe with threaded connection. The contractor may substitute welded joints for threaded. Unions shall be installed before and after the PRV, control valve, steam trap, and on the water supply and return lines. All newly installed steel pipe and fittings shall be coated with high temperature paint. All newly installed pipe and existing pipe that has been identified by VMI shall be insulated. The contractor shall install sufficient pipe support for all new piping.
