Senior Center Condensing Unit Replacement Question Deadline 08/28/2025 Questions concerning this Invitation for Bids must be submitted in writing to: Max Kasper, Facilities Director for the Town of Swampscott, at mkasper@swampscottma.gov at least five (5) business days prior to the bid opening date. Questions and answers transmitted orally between any parties shall not be binding. All bids for this project are subject to applicable public bidding laws of Massachusetts, including, but not limited to G.L. c.149, 44A-44H, as amended. Bids will only be accepted from File Sub-bidders that are Pre-Qualified and DCAMM Certified. Condensing Unit Replacement Project at the Swampscott Senior Center includes the removal of a dedicated air-cooled condensing unit and associated DX-Coil within the existing Air Handling Unit (AHU-2), and all associated refrigerant piping, electrical connections, controls and appurtenances. A new VRF heat pump condensing unit will be installed on the low roof and piped a new VRF Refrigerant R-410a coil will be installed in AHU-2. New VRF system components including controllers, expansion kits, and sensors, and new refrigerant piping. The new heat pump will be powered from existing electrical panels located in room S-A205. 2. Included in the scope is selective demolition as required for new installation of equipment and piping while also ensuring the majority of the building remains operational during the construction. Building interruptions including phased utility switchovers must be planned in advance with the Owner. The construction documents are intended to show intent and do not depict all existing components and systems. Therefore, in order to work safely and avoid unintentional interruption of services and/or demolition of components and equipment which is to remain in service, Contractor is responsible for discovering existing conditions prior to beginning construction. B. The General Contractor shall furnish and do everything, except as otherwise provided by specific notations herein or on the drawings, necessary to complete the work in accordance with the Plans and Project Manual. The General Contractor shall furnish all plant, labor, materials, supplies, tools, water, machinery, implements, light, power, transportation, and other facilities required, and do all work necessary for the complete execution and completion of the Contract, except that work or materials specifically stated to be done or furnished by others. The bidder agrees that its bid shall be good and may not be withdrawn for a period of 30 days, Saturdays, Sundays and legal holidays excluded, after the opening of the bids. Minimum Wage Rates as determined by the Executive Office of Labor and Workforce Development under the provision of the Massachusetts General Laws, Chapter 149, Sections 26 to 27D, as amended, apply to this project. It is the responsibility of the contractor, before bid opening, to request if necessary, any additional information on Minimum Wage Rates for those trades people who may be employed for the proposed work under this contract. The Town reserves the right to waive any informalities, to accept or reject, in whole or in part, any or all bids, or take whatever other action may be deemed to be in the best interest of the Town. The bidding and award of the Contract shall be in full compliance with Sections 39M inclusive of Chapter 30 of the General Laws of the Commonwealth of Massachusetts as last revised.
