Project Project Summary: This project involves the rehabilitation of affordable multifamily housing units at the Marin Villa Apartments in San Rafael, CA. The scope includes kitchen and bathroom remodels, water heater system replacements with energy-efficient heat pump technology, and fixture replacements. 10% Bid Bond is required with submission. The work includes kitchen and bathroom remodels, replacement of water heating systems, and select fixture replacements in individual units. Important Note: The scope of work outlined below is contingent upon the total bid costs received and the final funding amount awarded. Canal Alliance reserves the right to adjust the scope of work, including scaling back or removing certain unit renovations, to remain within budget constraints. Final determination of work to be completed will be made following bid evaluation and funding confirmation. A. Unit Upgrades 1. Kitchen Rehabilitation Units 161-4 & 165-1 Complete demolition and removal of existing kitchen fixtures, cabinets, and flooring. Installation of new cabinetry, countertops, plumbing fixtures, and appliances. Electrical updates to meet current code requirements. Installation of moisture-resistant, durable flooring. 2. Bathroom Remodels Unit 161-2, Unit 165-2 Unit 165-4 Full demolition and replacement of bathroom components including bathtubs, vanities, toilets, sinks, and associated plumbing. Installation of new wallboards, tiling, and ventilation systems. Abatement of asbestos or lead if identified during inspection 3. Additional Repairs (contingent on remaining amount) Unit 161- 1 Tub Replacement Removal of existing poorly installed bathtub. Reinforcement of support structures and reinstallation of new tub. Wall retiling and proper waterproofing. B. Water Heater Replacement Locations: 161 & 153 Novato Street Scope: Removal and proper disposal of existing 119-gallon gas water heaters, associated pumps, exhaust, gas lines, and electrical connections. Installation of two (2) Sanco Heat Pump Water Heater system. New electrical circuits and breakers to meet code compliance. Installation of valves, pipe insulation, expansion tanks, mixing valves, and necessary plumbing upgrades using Type L copper. Gas lines to be safely capped at the meter.
