Site work, paving and new construction of a mixed-use development in Coralville, Iowa. Completed plans call for the construction of a fitness / recreation center; for site work for a fitness / recreation center; swimming pool; swimming pool; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The recreation center and pools are an approximately 109,700 square feet building that includes a gymnasium with three full sized basketball courts, a center gathering corridor with climbing wall and other game space, community meeting spaces, a 200-meter walking track, two fitness studios, a cardio and weight area, a soft turf area and play space, offices, and locker rooms. It also includes two natatoriums. One natatorium will include a recreation lap swim/teaching/exercise pool and a shallow water pool with slide and play features. The second natatorium is a competition pool with stadium seating, locker rooms, wet classroom, and storage areas for the accommodation of competitive swimming and diving. The first phase of renovations of S.T. Morrison Park, this phase of the master plan includes regrading of the pond area to increase to minimum of 1.25 acres to accommodate stormwater from new rec center and surrounding city facilities, a boardwalk over the pond, new plaza spaces around the pond, event lawn, foundations for a new shelter, grading and preparation for a new playground, and landscaping. The project budget is approximately $48,000,000 for construction. It is anticipated that the project will be ready to break ground fall 2026 with a grading and utilities package. Once a Construction Manager at Risk is under contract, the owner, design team, and construction manager will coordinate final construction schedule.
