**As of September 25th, 2025, the owner has determined a prequalified list of construction managers. A timeline for the award has not yet been established.** The City of Henderson, Nevada, ("City") is soliciting responses from qualified construction managers/general contractors ("Proposer") for the performance of Construction Manager at Risk ("CMAR") services for City Hall Plumbing Improvements, located at 240 S Water Street, Henderson, NV 89015 Pre-construction services shall include constructability reviews, construction cost estimates, market availability / constructability advice, project analysis and feedback regarding materials, methods, systems, schedule, labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. The selected CMAR shall provide support in evaluating, confirming feasibility, planning and managing specialized subcontractor work. The anticipated construction scope includes replacing water heaters in basement and waste/vent pipe in various restrooms, breakrooms, custodial closets and drinking fountains in West City Hall. Wrap PVC as needed for rated conditions. Work includes demo and repair of wall and ceiling finishes needed to access concealed work. Fire-resistive through-penetrations and/or assemblies disturbed during demolition to be restored. Possible additional work (depending on budget), replace waste/vent pipe in custodial closets and break rooms with PVC. Replace water heaters in basement for tankless water heaters and storage tank; replace point-of-use (insta-hot) devices in breakroom areas with building-source hot water supply lines. The City's construction estimate is $850,000.00, therefore State of Nevada Prevailing Wage Rates will apply.
