THE COAL CREEK GOLF CLUBHOUSE RENOVATION PROJECT INCLUDES THE AREAS OF THE ENTRY HALL, PUBLIC RESTROOMS, RESTAURANT, KITCHEN FRONT OF HOUSE AREA, PRO SHOP, LOWER LEVEL MAINTENANCE AREA, OUTDOOR DECKS AND RAILINGS AND OUTDOOR BUILDING FACADES. THE SCOPE OF WORK DOES NOT INCLUDE THE BACK KITCHEN AREAS OR PRO SHOP STORAGE ROOM PAST THE OFFICE. THE PROJECT INCLUDES NEW WALL AND CEILING PAINT THROUGHOUT, EXCEPT NOT THE CEILING IN THE PRO SHOP AND NONE OF THE WALLS IN THE LOWER LEVEL, EXCEPT THE EXISTING OPENING BLOCKING (SEE DETAILS). THE LOWER LEVEL SOFFIT IS TO BE RETEXTURED AND PAINTED. NEW PAINT IS TO BE INCLUDED ON THE UNDERSIDE AND SIDE OF THE SOFFIT AROUND THE PERIMETER OF THE PRO SHOP. PAINT IS TO BE INCLUDED ON THE FACE OF THE BAR. THE LOWER LEVEL IS TO INCLUDE REPLACEMENT OF THE EXISTING LIGHTS, PROVIDING A NEW DRYWALL SOFFIT, AND REMOVAL OF A MAIN DUCT AND OLD EXHAUST EQUIPMENT. IT IS ALSO TO INCLUDE BLOCKING IN EXISTING OPENINGS OF THE LOWER LEVEL. THE EXTERIOR INCLUDES NEW PAINT ON ALL FACADES, NEW PAINT ON HANDRAILS AND THE MAIN DECK METAL STEPS. THIS IS A RENOVATION PROJECT ONLY, NO STRUCTURAL WORK IS PROPOSED. NO NEW WALLS, DOORS OR WINDOWS ARE INCLUDED WITH THIS PROJECT EXCEPT FOR THE NEW WALL ABOVE THE INTERIOR DOUBLE PRO SHOP DOORS AND THE NEW WALL BLOCKING FOR THE EXISTING OPENINGS IN THE LOWER LEVEL EXTERIOR WALL. THERE IS TO BE NO RECONFIGURATION OF EXISTING SPACES AND NO NEW SQUARE FOOTAGE TO THE EXISTING BUILDING IS PROPOSED._ALTERNATE #1 PROVIDE ALTERNATE BID AMOUNT TO INCLUDE PAINTING PRO PROVIDE ALTERNATE BID AMOUNT TO INCLUDE PAINTING PRO SHOP AND PRO OFFICE CEILINGS.
