Demolition, site work and addition to an educational facility in Kannapolis, North Carolina. Completed plans call for the addition of a 55,000-square-foot, two-story above grade educational facility; for the demolition of a educational facility; and for site work for a educational facility.

Kannapolis City Schools Board of Education Architectural Design Firms (A. L. Brown High School Addition) Kannapolis City Schools (KCS) is requesting Statements of Qualifications from architectural design firms interested in providing professional design and construction administration services for an addition to A. L. Brown High School. The architect for the design has been selected. The building will be constructed directly adjacent to the east side of the existing school campus off North Rose Avenue. The existing Cannon Gym building will be removed. The new building will be approximately 55,000 sf and is expected to be two stories. The program will include 16 classrooms, a new kitchen and dining hall, and administrative offices. It is anticipated that the structure will be a steel frame with a brick exterior veneer and storefront windows. The site work will include parking and driveway improvements along North Rose Avenue, improvements to the campus quad, and fencing to provide enclosure to the central campus quad. The design money for this addition has been approved by the Cabarrus County Government and we hope to fund the construction in the 2026-2027 borrowing cycle. The specific scope of work for the selected CM@R for the Project will be defined in the AIA Document A133-2019 Standard Form of Agreement Between Owner and Construction Manager as Constructor. However, at a minimum the following services are required of the CM@R: Provide preconstruction phase services including min of three (3) cost estimating (control estimates), life-cycle cost analysis, value engineering, BIM driven conflict resolution, constructability reviews, scheduling, phasing plans, etc. Provide and maintain Request For Information ("RFI") and submittal logs Develop and maintain a master project schedule Prepare and maintain a cash flow analysis Define and prepare scopes of work for bid packages Develop a site management plan Provide construction management and general contracting services Develop a phasing and sequencing plan o Site specific traffic management plan demonstrating project needs as it relates to activities and patterns required as a part of the active school campus during construction Establish and maintain quality control standards Provide Guaranteed Maximum Price ("GMP") The school system anticipates entering into a construction management agreement with the CM@R on or before March 2026. The Project schedule has construction commencing in July 2026.
