Renovation of a residential development in Baltimore, Maryland. Completed plans call for the renovation of a residential development.

Questions Due Date: Sep 18th 2025, 2:00 PM EDT The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state and local regulations. Locations: 1026 Stoddard, 539 Dolphin Ct, 415 Watty, 471 Cummings. Completion: 30 days upon NTP date. 415 Watty Ct General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Supply and Install roll shades in all windows 3. Remove all existing appliances and range hood 4. Supply and Install closet shelving/closet rod 5. Final Cleaning of Entire Unit to Make Ready for Occupancy. Bathrooms: 1. Supply and Install Exhaust Fan and cover in bathroom 2. Supply and Install Vanity Cabinet w/ Vanity Bowl and faucet 3. Supply and install new 16-inch elongated toilets and seats 4. Supply and Install New Medicine Cabinet with Mirror 5. Supply and Install New 5-piece bathroom Accessories 6. Supply and Install Delta Tub Faucet and drain cover plate with stopper 7. Supply and Install trap(metal) and supply lines under bathroom sink 8. Supply and Install Shower Rods and hardware 9. Repair and Clean stand up shower and wall Kitchen: 1. Supply and Install Kitchen cabinets ( sink base should be 30" for 30" stove to fit) 2. Supply and Install Kitchen Countertop 3. Supply and Install Broan #4100 range hood(White) 4. Supply and Install Black backsplash behind stove and side wall 5. Supply and install single bowl stainless steel kitchen sink and faucet 6. Supply and Install (metal) traps and supply lines under kitchen sink Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair Drain, Water & Vent (Bathroom and Kitchen, toilets) run snake through sink in kitchen and Bathroom drainpipes Electrical: 1. Supply and Install all Switches / Receptacles, GFI's , A/C outlet and metal cover plates. (White) 2. Supply and Install Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Supply and Install all led light fixtures 4. Supply and Install all vents and covers throughout unit Doors & Windows: 1. Repair clean and paint interior door and Supply and Install hardware 2. Repair and Clean Exterior door and Supplt and Install hardware 3. Supply and Install Address Stencil overtop of entry door Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two finish coats eggshell latex. o Kitchen and bathroom walls & ceilings, and all doors, wood windows and wood trim shall receive a semigloss final finish coat. o Remove and Paint All radiators front and back. Bath and Kitchen (Semi-Gloss), Bedrooms and all other areas (Flat) o The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. o Scrape and Paint All outside Canopy (Terracotta Red) and all outside handrails (Black)and drain pipe o Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). o The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. All floors must be level before applying flooring... 3. Supply and install 6" baseboards and 3/4 Round shoe molding and caulk throughout unit.
