Renovation of a transportation facility in Walnut Ridge, Arkansas. Conceptual plans call for the renovation of a transportation facility.
The Walnut Ridge Regional Airport, Walnut Ridge, AR (Owner) is soliciting statements of qualifications and experience from firms and/or individuals to provide Construction Manager at Risk (CMAR)services for renovations of an existing hangar. Description of Work Hangar renovations may include, but are not limited to: • Removal and disposal of the existing office, bathrooms, indoor plumbing, insulation, lighting, electrical panels, faulty wiring, heaters, windows, roll-up door(approximately 10’ x 15’), roll-up door tracks, and pedestrian doors • Removal of approximately110 square yards of existing concrete (depth varies) and replacement with 110 square yards of4,000 psi mix concrete (6” depth). • Installation of a 50’ wide x16’ tall (minimum clearances)Higher Power hangar door, make necessary adjustments to the existing hangar for installation of the proposed door • Installation of a new roll-up door with locking capability and door tracks, match existing dimensions • Installation of a new outdoor pedestrian door, metal insulated with two locks • Sheeting of previous window locations • Repair of roof to provide a weathertight building • Installation of typical metal building insulation on siding and roof • Installation of new electrical wiring, service disconnect, meter, panel(s), and any other electrical features necessary to provide single phase electrical service to the existing hangar. Electrical service shall power the hangar door, rollup door, lights, security cameras, and receptacles. • Installation of LED lighting(indoor and outdoor) • Installation of security cameras and connection to a monitoring system • Installation of receptacles Construction managers shall make a site visit to examine the existing conditions and make themselves comfortable with their statement of qualifications submittal. Required Services Required services include: • Meeting with Owner and McClelland Consulting Engineers(Engineer) to discuss airport requirements • Obtaining all necessary permits and inspections to complete this project and provide a ready to-operate hangar • Providing weekly construction updates to Engineer and Owner • Providing certified payrolls, wage rates, and other construction related conditions and documentation to Engineer • Determining amounts owed to contractors, sub-contractors, vendors and suppliers and assisting the Owner in the approval of each payment application Any questions regarding this notice may be addressed to Stacy Hoggard, Airport Manager at 870-886-5432. Selection and Negotiations After all qualifications have been submitted, the Owner will select the firm with the best qualifications and negotiate to achieve the most advantageous agreement for the Airport.
