The scope of this project includes partial roofing replacement, finish upgrades to select restrooms, replacement of designated interior doors, and painting of both the interior and exterior of the school building. Additionally, the project includes the installation of a pick-up and drop-off canopy at the bus loop, as outlined in the construction documents. Summary Project Description: This project consists of general renovation consisting of but not limited to removal and replacement of the existing flat roof areas, lower metal panel roof systems, framed windows, renovation of restrooms, and construction of a new bus canopy at Keheley ES. Hazardous Material Survey was conducted by ECS. No asbestos-containing materials (ACMs) or liquid poly-chlorinated biphenyl (PCB) containing equipment was found. Report is available to share with awarded bidder. 1. Roof System Remove the existing roofing assembly in its entirety, including all associated components down to the structural deck. Install a new dual-reinforced modified bitumen roofing system (Roof Areas 1-12) and standing seam metal panel roofing system (Roof Areas 13-22) in strict accordance with the construction documents and applicable codes. The total roof area encompassed within the scope of this project is approximately 66,050 SF (flat roof replacement) and 4,475 SF (metal roof replacement). a. Rooftop Mechanical Curb Replacement Remove and replace existing rooftop Mechanical curbs with new 24high (measured from top of roof deck) premanufactured Mechanical curbs to accommodate the increased finished roof height, maintaining a minimum flashing height of 8 inches above the new roof surface. Extend and modify all associated electrical conduits, gas piping, and supply/return ductwork as necessary to suit the new curb elevations. b. Replacement of Roof Drainage Components Remove and replace existing roof drains, gutters, downspouts, edge metal, copings, and other related components as required to integrate with the new roofing system and ensure proper drainage functionality.
