Site work and new construction of a mixed-use development in Boston, Massachusetts. Completed plans call for the construction of a multi-residential development; and for site work for a multi-residential development.

RFP for Mixed-use Housing, Music, and Arts Development at 290 North Beacon Street. The overall objective of this project is a mixed-use development combining affordable housing, 40,000 SF. of affordable music studio/rehearsal spaces, and other arts or cultural spaces in a development that incorporates BHA's adjacent Faneuil Gardens' development site plan and design, as well as more broadly the development landscape in Brighton. The design should be attuned to the many specific challenges of building music studio spaces along with housing and should thoroughly incorporate sound engineering in every step of the design process to limit noise from the music studio spaces leaking into residential uses. The project, as one of BHA's first developments under HUD's Rebuild Restore initiative, is seeking innovative approaches to design and architecture that creatively incorporates the multiple uses at the Site and is a striking visual development showcasing the future of the BHA. The BHA would like 290 North Beacon to become the benchmark standard for BHA's new developments under the Restore Rebuild initiative. This will require the A/E to develop specifications, guidelines and criteria that will be adopted as standard specifications by BHA. This is to ensure consistency and quality across properties, and to create a more streamlined approach to our development work that will ultimately enhance overall aesthetics, usability, and safety for our residents. As illustrated on the site plan (see Attachment A), there is a sewer main--and a corresponding Boston Water and Sewer Commission easement--that crosses the site in alignment with Electric Avenue. Because it is best to avoid construction on top of the sewer main, BHA expects that the easement will naturally divide the Site into two (or more) phases of redevelopment. This RFP will cover the Site's master planning and the initial phase of the Site's design, other phases if necessary will be negotiated and will fall under a separate procurement.
