Project description: project consists of replacing a portion of the roofing system at the lewis cass jr. Sr high school. The reroofing will consist of section "a" over the cafeteria, section "b" over the band room, section "c" over the maintenance area, and sections "d" and "e" over the classrooms. (see plans) the reroofing system shall consist of two types: Type 1 will be for the reroof of section "a" and consist of both a tear-off and roof-over. For the tear-off, a portion of the roof will be removed down to the deck and a new roof system shall consist of 4" rigid insulation, cover board and fully adhered roof membrane with new perimeter flashing as noted on the plans. The remaining roof will be a roof-over with a new cover board, roof membrane and perimeter flashing as noted. Type 2 will be for the roof-over of section "b", "c", "d", and "e" of the existing roof with a new cover board and new roof membrane. Any leaks of flashing in these areas will be addressed in the reroof and new perimeter flashing as required and noted on the plans. Project schedule is as follows: Start date is Monday, October 20, 2025 with completion date of Friday, July 31, 2026. Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Substantial completion of the work shall be attained no later than 3:00 p.m. local time on July 31, 2026. 1. Test Day Work Restrictions: Work must be suspended during school testing days. Coordinate with owner for test day schedule. 2. Classroom Work Restrictions: Roof work over classroom sections D and E should occur next summer when school is out. Coordinate start date with owner. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities.
