Demolition and site work for a multi-residential development in Deforest, Wisconsin. Completed plans call for the demolition of a multi-residential development; and for site work for a multi-residential development.
The Community Development Authority of the Village of DeForest is soliciting proposals from qualified demolition contractors to provide complete demolition services for five structures located at 420 N Main Street, 424 N Main Street, and 109 W North Street in DeForest, Wisconsin. The purpose of this project is to clear the site in preparation for further environmental investigation following recommendations from a Phase I Environmental Site Assessment. The project site consists of three parcels totaling approximately 1.5 acres (Parcel Nos. 091018180007, 091018184905, and 091018101897). There are five structures present on the site: o A 3,200 SF car wash (cinder block construction). o A 3,000 SF liquor store (stick-frame). o A 2,000 SF duplex residential building, two stories (stick-frame). o A 1,300 SF duplex residential building, two stories (stick-frame). o A 2,000 SF free-standing garage (stick-frame). All structures are to be demolished and removed, including foundations, with all utilities capped or properly abandoned. Following demolition, the site must be rough graded and left in clean condition. A Phase I ESA identified residual contamination associated with historic underground storage tanks and former automobile service operations on the property containing the car wash. Adjacent properties may also be impacted by petroleum migration from a former gasoline service station previously located at the site. The selected contractor will be responsible for: 1. Permits & Approvals\ Securing all required permits, including a demolition permit from the Village of DeForest and applicable state permits (e.g., stormwater/erosion control). Coordination with utility providers for disconnection and/or abandonment of services. 2. Demolition Services Demolition and removal of all structures, foundations, and most paved surfaces, as directed. Proper excavation and removal of foundations, slabs, and footings. Safe handling of any hazardous materials (e.g., asbestos, lead) in accordance with state and federal requirements, guided by a preliminary hazardous materials assessment provided by a third party. 3. Site Restoration Backfilling and compaction as necessary to maintain stable site conditions. Rough grading of the entire project area. Removal and lawful disposal of all demolition debris. 4. Documentation Provide disposal tickets/receipts for all materials hauled off site. Submit a brief closeout report confirming completion of demolition, utility abandonment, and site restoration. October 6/7 Finalist Interviews Conducted October 9 CDA Board Awards Contract November Project work commences Contractor Qualifications Proposers must demonstrate: o Previous experience in demolition of commercial and residential buildings of similar scale. o Successful completion of demolition projects involving environmentally sensitive or contaminated sites. o Capacity to complete the project within the specified timeline. Contractors must carry insurance coverage customary for demolition projects of this nature, including but not limited to: o Commercial General Liability Insurance with a minimum limit of $1,000,000 per occurrence and $2,000,000 aggregate. o Automobile Liability Insurance with a minimum limit of $1,000,000. o Workers' Compensation coverage as required by Wisconsin law. o Proof of bonding sufficient to cover the contract value. Certificates of insurance and bonding will be required prior to contract execution.
