Demolition, site work and new construction of a medical facility in Tampa, Florida. Completed plans call for the construction of a 26,600-square-foot, one-story above grade medical facility.
USF is soliciting proposals for the design and preconstruction services of approximately 26,600 square feet of clinical space within the MDA building at 12901 Bruce B. Downs Blvd., Tampa, FL 33612. The project space is currently unfinished, with exposed masonry and concrete walls, columns, and slab. Mechanical, electrical, plumbing, and fire protection systems are installed to a shell-space standard. Temporary framed walls and ductwork along the west side must be documented in demolition plans. Existing masonry interior walls on the east side must be evaluated during design to confirm whether they are structural. The space previously functioned as a clinical area with X-ray rooms, meaning lead-lined masonry walls and possible underground biomedical waste may be present; these must be identified and addressed through remediation planning. The design must incorporate all remediation measures for a safe environment in compliance with applicable codes and regulations. The objective is to maximize available square footage and create a flexible clinical hub organized around a pod layout for multiple clinics and a variety of clinical activities. The design must support multidisciplinary use and meet the requirements of the Family Medicine Residency Program, including but not limited to exam rooms, procedure rooms, preceptor and support areas, diagnostic facilities, and ancillary services. A phased construction approach for efficient service activation is required. The project also requires incorporating an independent exterior entrance to the clinical space, evaluating the existing canopy area in Lot 38 for redevelopment to support entrance and valet functions, and exploring alternative options for entrance, valet, and parking to enhance visibility, accessibility, and patient experience. The design and construction services team should have experience with similar clinical projects and must be capable of phased construction while prioritizing auxiliary clinic support functions and facilitating user group engagement.
