The project is scheduled to go to bid in January 2027.** The scope of work includes the Construction Manager serving as the School Districts professional representative for the project and to provide professional consultation and advise from pre-design through the final completion of the project. The desired services are generally defined in the AIA C132 Standard Form of Agreement Between the Owner and Construction Manager as Advisor. Construction Manager responsibilities will include, but not limited to, the following: Phasing of Scope of Work A. Design Phase 1 - Programming and Schematic Design (SD) Attend Project Oversight Committee meetings on a regular basis with the School District, Architect, and other consultants to discuss and review all items pertinent to the SD. The Construction Manager will prepare and distribute minutes. Survey and become familiar with the Council Rock School District to better provide information regarding the schematic design, phasing, and systems design. Work closely with the School District personnel and Architect to develop project criteria and program requirements. Prepare a preliminary overall project schedule including pre-design, design, and construction phases. Prepare an estimate of probable cost for planning the project. Prepare preliminary conceptual planning, including phasing requirements. The Construction Manager will work in conjunction with the School District, District personnel, and Architect to clearly define the program for the project which can be used to establish preliminary design information for the Design Team. Construction Manager to work closely with the School District to develop the owners project requirements and detailed outline specifications In conjunction with the Civil Engineer, perform preliminary investigations of local and state agency requirements, such as zoning requirements, land development, and planning commission, DEP, etc. for establishing schedules and submittals. Assist with verification of site conditions. The preliminary program is attached (Attachment 2). The final program needs to be developed by the Architect and will require review and adjustment during the programming and schematic design phase.
