Site work and new construction of a multi-residential development in Toronto, Ohio. Completed plans call for the construction of a one-story above grade multi-residential development.
The Jefferson County Land Reutilization Corporation (Land Bank) is requesting proposals for the complete construction of a single family residential house to be located at 801 N. 4th St, Toronto, Ohio. Qualified home construction companies are invited to submit a bid proposal. The Land Bank reserves the right to reject any and all bids and to waive any irregularities thereof. Questions regarding bidding or these documents shall be submitted to the Land Bank by email not later than 3 business days prior to the bid opening date. 1. This Project consists of one complete single-family residence and the property associated with this residence including all expenses associated with acquisition, design, permitting, inspections, labor, materials, taxes, fees, and transfer costs. The Project is further itemized by, but not limited to, the scope of Work. 2. Contractor shall enter into a purchase agreement with the Jefferson County Land Reutilization Corporation (the "Land Bank") to secure rights to construct the 3. Project located at 801 N. 4th St., Toronto, OH 43964 on Parcel #: 19-02760-000, which will be transferred to the contractor through a Construction Note and Mortgage. Upon completion of the Work the contractor shall turn over all rights to the Work to the Land Bank for a pre-agreed purchase price, see Proposal Form, Attachment A, as completed by the contractor. 4. The Work shall meet the requirements of all applicable zoning & building codes. 5. The Land Bank encourages the use of local area trade schools such as the Jefferson County JVS, College of St. Joseph the Worker, Carpenter's Union, and Electrical Union Programs through local public schools. 6. The Work covers any required demolition, all site work, and the construction of a single-family home located at 801 N. 4th St., Toronto, OH 43964, as detailed in the Drawings attached to this document. 7. Scope of Work; Specifications in Brief (provide as indicated or equal): A. Exterior Work a. General excavation b. Once complete, grade property to provide slope away from building and surface drainage towards the streets and alleys c. Porch, Front: 4" slab on grade, 5,000 psi min, turn leg down 18" at perimeter, rod to house B. Roof, 2x4 truss on (2) 2x6 header on 4x4 pressure treated wood columns & wood ledger lag screwed to wall studs, architectural shingle roof to match house, vinyl wrap beam & column w/ cap & base, T&G ceiling, siding to match C. Driveway - compacted gravel base, drain towards alley D. Foundation & Floor: 36" min depth, 24" wide footing, 8" foundation wall, cast-in-place (CIP) or CMU, 2" rigid perimeter insulation for 24" below grade foundation insulation, with a 4" slab on grade, 4,000 psi min E. Exterior Walls: Vinyl siding, weather resistant barrier (house wrap), OSB sheathing, 2x6 framing @ 24" on center max, & 1/2" gyp board interior finish, painted. F. Interior Walls: 2x4 framing @ 16" max, w/ 1/2" gyp board, painted G. Roof: Roof shingles on underlayment on OSB on wood trusses with blown-in cellulose insulation (R-49).
