Renovation of a mixed-use development in Alice, Texas. Completed plans call for the renovation of a one-story above grade elderly care / assisted living facility; and one-story above grade, four-unit multi-residential development.
Award: BR General Contractor for $592,056.14 Bids are being solicited for a general contract to be issued as a lump sum, separated into four packages: 1) 607 Violeta, 2) La Bella Vida (Elderly Highrise, Unit 215), 3) La Bella Vida (Elderly Highrise) Re-Roofing, and 4) Heritage Apartment Renovations (4 units), as specified in the contract documents. The project is to be bid as a single project. Bids must be submitted labeled as "Bid Proposal: Alice Housing Authority Renovations 2025." Contract documents are available for inspection at the Owner's offices and will be issued to each bidder with a refundable deposit for one complete set. Only registered bidders will receive addenda. The Owner reserves the right to reject any or all bids, to waive irregularities, and act in the best interest of the Owner. Any questions shall be submitted in writing by email to: hector@mataqarcia-architects.com or fmata@mataqarcia-architects.com. 607 Violeta Street - Provide new gypsum board at all walls and ceilings at areas indicated on drawings. Tape, float and paint. (1) MATA-GARCIA ARCHITECTS, L.L.P. Architecture ~ Project Management ~ Interior Design Provide full batt insulation at walls between garage and interior living spaces. R-11. At all ceilings (including garage) remove existing batts insulation and provide new full batt insulation. R-13 Re-Paint all walls and ceilings. Paint finish shall be fine orange peel. Remove all vinyl tile flooring and replace with new ceramic tile flooring (7" x 20"). Color and style to be chosen by Owner. Doors (1) Remove all interior doors and frames and provide new prehung doors as per schedule on drawings. Paint all doors. Remove front and rear entry doors. Provide new pre-hung metal doors units as per schedule on doors. Paint all doors. Remove existing baseboard and wood trim at doors and windows. Provide wood baseboard and new wood trim at windows and doors as called for on drawings. Remove and replace bathroom fixtures at both baths. Bath 1 - At Bath 1 provide new bathtub with cultured marble side and back panels from bathtub to ceiling. Provide new water closet, lavatory and faucets as per HVAC drawings. Provide wood vanity for lavatory. At bathroom walls (other than at bathtub location) provide cultured marble panels from floor to 5'-0" height. Provide toilet accessories as specified under Section 10800. Bath 2 Provide new shower as shown. New shower shall have prefabricated shower pan with 4" return. Walls shall be cultured marble panels from shower pan to ceiling height. Provide new shower faucets, water closet, and lavatory as specified on HVAC drawings. Provide wood vanity for new lavatory. At bathroom walls (other than shower location) provide cultured marble panels from floor to 5'-0" height. Provide toilet accessories as specified under Section 10800. Kitchen- Remove all cabinets. Replace all gypsum board at wall behind sink. Provide moisture resistant/mold resistant gypsum board. (2) Provide new wood cabinets as shown Roof- Remove existing composition asphalt roofing and felt underlayment. Provide new underlayment, asphalt composition shingles and metal drip edge Remove rotted soffit and fascia as called for on drawings. Replace any rotted plywood roof decking. Contractor will provide a unit cost for replacing 4'-0" x 4'-0" section of wood decking on Bid Proposal Form. Replace existing ridge vent and roof attic vents with new, including vent for kitchen range and bathrooms. (2) Windows, door and window screen, Remove all windows and replace with new low-e vinyl windows as specified. Provide stainless steel screen doors at exterior doors and stainless steel window screens at all windows. Provide new garage door. Door shall be Clopay Classic Steel Short Panel 8 ft. x 7 ft. non-insulated white garage door without windows. Door shall be painted to Owner's selection. Package 2: La Bella Vida (Elderly Highrise) Unit 215 - Unit has mold caused by a leaking a/c drain pipe at exterior wall by balcony. Attached is report of mold study done by AEHS, Inc. Mold shall be cleaned according to Conclusions and Recommendations by AEHS, Inc. Provide new drain lines for window A/C units at exterior of building for window units for all units 215,315,415, and 515. New drain lines shall be installed by boring sides of concrete balconies and running a new drain pipe from floor drains to side. Horizontal drain lines shall be then be connected to 2" vertical line attached to building at side of balconies. Vertical drain pipe shall run from fifth floor balcony to first floor to drain to a concrete splash pad and unto landscaping. A metal cover shall be installed over the vertical line, and painted. C. Paint all walls and ceilings for Unit 215. Package 3: La Bella Vida (Elderly Highrise) Re-Roofing A. Remove existing roofing and provide new roofing as provided on drawings and specifications. Replace any equipment as listed on drawings. Package 4: Heritage Apartments Renovations 4A Base Bid, Unit 173 (2 bedroom) 4B Alternate Add-On #1, Units 135 (2 bedroom) and Unitl44 (4 bedroom converted to a 3 bedroom) 4C Alternate Add-On #2, Unit 206, (4 bedroom converted to 3 bedroom).
