Tennessee State Parks is seeking information from experienced vendors interested in entering into a public-private partnership (P3) for the design, construction, and operation of a new select service boutique style hotel at Cumberland Mountain State Park. Respondents must have interest and experience in public-private partnerships for hotel design, construction, and operations. The purpose is to gather market insight, understand vendor capabilities, and learn how similar partnerships have been structured. Respondents are requested to complete forms providing information such as experience, business lines, prior P3 work, timeline for project components, risk mitigation strategies, site analysis approach, integration with state reservation systems, alignment with Tennessee State Parks branding, outdoor recreation integration, KPI-based compensation models, and general approach to P3 structuring. There is also a request for cost-related information, including pricing units, typical price ranges, financial structures, compensation terms, estimated construction costs, and preferred guest pricing models. Respondents are also asked for input on alternative approaches and site analysis for potential lodge locations. The State will not pay any costs associated with responding to this request and a response will not create contract rights.
