Explorer Elementary Addition Project: WCS - Explorer Elementary Addition An addition onto the existing elementary school consisting of 18 classrooms, main office, gymnasium, bathrooms, etc. RFIs are due October 31st, 2025 at 2pm. Construction Demo for Phase 1 begins January 15th, 2026. All required proposal documents (refer to Proposal PreSubmission Checklist) shall be complete in full and included as attachments to the submitted bid. All contractors bidding on work must be bondable and must include in their bid the cost for furnishing a Co-Obligee Labor and Material Payment Bond and a Co-Obligee Performance Bond. On the proposal form the contractor will identify a cost to be added to their bid from their bid should bonds not be required. All questions are to be directed to the Construction Manager. No direct contact with the Owner or Architect is requested. Pre-bid RFIs are due by October 31st, 2025 at 2:00pm. All Pre-bid RFIs are to be submitted online. Each Proposal shall be accompanied by a certified check, cashiers' check, money order, or bid bond made payable to The Christman Company in an amount not less than five percent (5%) of the base bid as a bid security. The Bid Security of Bidders under consideration will be returned immediately after award of contracts by the Construction Manager. The amount of the guarantee shall be forfeited to the Owner if the successful Bidder fails to enter into a contract and furnish required bonds and insurance within 30 days after award of contracts. All proposals submitted shall remain valid for a period of sixty (60) days after the bid date. The Owner, Architect and Construction Manager reserve the right to waive any irregularities, reject any or all proposals, or accept any proposal, which, in their opinion, will serve their best interest. A. The site superintendent (or other person designated by the Contractor) shall be responsible for all aspects of LEED coordination during construction related to indoor air quality management. B. Reference 018119-1 TCC Indoor Air Quality Management Plan - During Construction for the required Best Management Practices for Contractors and Sub-Contractors. A. The extent of the Landscape Planting work is shown on the drawings. The work of this section includes, but is not limited to, the furnishing of all labor, materials, equipment, tools, incidentals and services necessary to install new plant materials as indicated on the proposal, drawings, schedules, and specified herein for: 1. Plant Materials 2. Transportation and delivery of plant materials 3. Installation of Plant Materials 4. Installation of Mulch 5. Maintenance as specified 6. Related work as required A. Furnish and install casework and equipment complete with all accessories, control devices and fittings necessary for operation. B. Existing Equipment: Verify existing equipment as supplied by Owner at job site for size and location. C. Casework Contractor shall include in their bid all cabinet units, aprons, supports, applied facing and other necessary requirements required to complete this package as indicated on drawings and in the specifications. 1. Refer to Specification Division 06 4023 Section "Interior Architectural Woodwork." A. Commissioning work of Division 22 shall include, but not be limited to: 1. Testing and start-up of the equipment. 2. Completion of Pre-Functional Checklists. 3. Testing, adjusting and balancing of domestic hot water systems. 4. Cooperation with the Commissioning Authority. 5. Providing qualified personnel for participation in commissioning tests, including seasonal testing required after the initial testing. 6. Providing equipment, materials, and labor as necessary to correct construction and/or equipment deficiencies found during the Commissioning Process. 7. Providing operation and maintenance manuals and as-built drawings to the Commissioning Authority for verification. 8. Providing training and demonstrations for the systems specified in this Division. B. The work included in the Commissioning Process involves a complete and thorough evaluation of the operation and performance of all components, systems, and sub-systems. The following equipment and systems shall be evaluated: 1. Domestic cold water system including backflow preventers, water softeners and booster pumps. 2. Domestic heating hot water systems: expansion of existing system including additional domestic hot water circulating pumps, heat tracing system, system balancing and thermostatic mixing valves C. Timely and accurate documentation is essential for the Commissioning Process to be effective. Documentation required as part of the Commissioning Process shall include but not be limited to: 1. Commissioning Process Reports, which may include the following: a. Commissioning Field Reports b. Design Team Issues Log c. Contractor Commissioning Issues Log and Photo Log d. Meeting Minutes 2. Pre-start, and start-up procedures 3. Pre-Functional Checklists 4. Functional Performance Tests 5. Training agenda and materials 6. As-built records 7. Final commissioning report 8. Operation and maintenance (O&M) manuals D. Detailed testing may be performed on all installed equipment and systems to ensure that operation and performance conform to contract documents. All tests shall be witnessed by the Commissioning Authority. The following testing is required as part of the Commissioning process: 1. Pre-Functional Checklists (PFC) are comprised of a full range of checks and tests to determine that all components, equipment, systems, and interfaces between systems operate in accordance with contract documents. Verification is completed by the Division 22, 23 and 26 contractors and documented using Pre-Functional Checklists. 2. Functional Performance Tests (FPT) shall determine if the plumbing system is operating in accordance with the design intent. This includes all operating modes, interlocks, control responses, and specific responses to abnormal or emergency conditions. E. Comprehensive training of O&M personnel shall be performed by the Plumbing Contractor, and where appropriate, by other sub-contractors, and vendors prior to turnover of building to the owner. The training shall include classroom instruction, along with hands-on instruction on the installed equipment and systems.
