Remodeling of a hospitality development in Lone Tree, Colorado. Completed plans call for the remodel of a hospitality development.
Bids will be submitted on a lump sum basis with a base bid and add alternates. Bids must be submitted for all aspects of the work. Bids for portions of the work will not be accepted. The base bid and each alternate bid are separate plan sets. Plan sets include project specifications. A. Base Bid: Hotel Room Remodel - Total of 9 rooms. Odd numbered rooms only. Even numbered rooms were completed in 2023. Work is generally limited to bathrooms, vanities, closets, and coffee bars. B. Add Alternate #1: Fireplace Remodel - Total of 2 fireplaces (lobby and honeymoon suite) C. Add Alternate #3: Pantry Remodel - located off the lobby. D. Add Alternate #4: Handrail Remodel - Includes handrails for multiple stairs and the top rails on pony/knee walls. The work to be performed generally includes: Remodel of nine hotel room bathrooms (showers, bathtub, sinks, counter tops, closets, tile, floors, casework, plumbing, electrical, and other associated work). Bids shall be submitted on a lump sum basis with a requirement to bid three alternate addition packages for gas insert fireplace remodels, pantry remodel, and handrail remodel. The award may be on the basis of the base bid or of the alternate bid. Project No. TC-11717 Reference Number 0000401878 Remodel of nine hotel room bathrooms (showers, bathtub, sinks, counter tops, closets, tile, floors, casework, plumbing, electrical, and other associated work). Question Deadline 11/12/2025 at 5:00 PM MT Questions are submitted online No Each Bidder shall file with their Bid a cashier's check, or a Bid Bond, in accordance with the Instructions to Bidders. The Bidder to whom a Contract is awarded will be required to furnish a Performance, Payment and Warranty Bond guaranteeing faithful performance. No Bids may be withdrawn within a period of sixty (60) days after the date Bids are opened. The Owner reserves the right to reject any and all bids and to waive irregularities or informalities in any bid.
