Renovation of a multi-residential development in Asheboro, North Carolina. Completed plans call for the renovation of a one-story above grade multi-residential development.
Remove existing apartment units HVAC Equipment including thermostats. Pressure test existing line sets and reuse if they pass test; replace otherwise. (Refer to Unit Prices in Bid Form). Provide new line set covers at exterior. Refer to Mechanical Specifications in Project Manual for more information. Power wash existing exterior wood decks and railings top wood rail. Apply new weather-resistant sealant. (Refer to Unit Prices in Bid Form to repair or remove and replace existing deck boards, top rails and porch apron boards). Paint all interior walls, ceilings, door/window trim and wood baseboard in shared spaces. Refer to floor plans for more information. Remove and replace existing interior flooring in all public areas with either LVP or carpet tiles. Refer to floor plans for more information. Remove and replace all existing toilets with new water-efficient model, including all necessary hardware and plumbing connections. Remove and replace existing receptacles at laundry rooms with new GFCI receptacles, including new face plates. (Refer to Unit Prices in Bid Form). Remove and replace existing receptacles where GFCI outlets are required by code to include new face plates. Replace aging and/or inoperable light fixtures. (Refer to Unit Prices in Bid Form). Provide all other work as shown on plans, in Project Manual and as required by codes and the authority having jurisdiction. Questions shall be directed to bids@stogner architecture.com. Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: pressure test HVAC line sets, exterior power washing, application of sealant to exterior, interior painting, new interior painting, new toilets, new GFCI receptacles, and replacement of light fixtures. All other work as shown on plans, in project manual, and as required by codes. All contractors must have proper licensing under state laws governing their respective trades. Contractors must also ensure that economic opportunities, to the greatest extent feasible, follow Section 3 Requirements 24 CFR Part 135.1 and Section 3 Clause 24 CFR Part 135.38. The project is part of a Community Development Block Grant Program and all federal CDBG requirements will apply. The Prime Contractor and all SubContractors will be subject to the prevailing wage rates established by the US Department of Labor, and must comply with Davis-Bacon and Davis-Bacon Related Act Requirements and Copeland Act Requirements. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The value range for this project is $700K-$1M
