Renovation of a mixed-use development in Statesboro, Georgia. Completed plans call for the renovation of a one-story above grade municipal facility; and one-story above grade water / sewer project.

Proposals and qualifications are requested for the following roof replacements: 1) a partial replacement of the roof of the Joe Brannen Building; 2) the replacement of the roof of the Wastewater Pump Building. All proposals should be marked 'Joe Brannen Building Partial Roof Replacement & Wastewater Pump Building Roof Replacement' on the outside of the sealed proposal. Proposals will be received until 3:00PM at the Brannen-Johnston Municipal Court Complex, 22 West Grady Street, Statesboro, Georgia 30458. Proposals received after this time will not be accepted. The contractor is solely responsible for the timely delivery and confirmation of receipt prior to the designated date and time for opening bids. Interested parties must contact Darren Prather, Director of Central Services, via email at bidinfo@statesboroga.gov to request complete RFP packets. Project Locations: 1. Wastewater Pump Building, 302 Briarwood Road, Statesboro, GA 2. Joe Brannen Building, 58 E. Main Street, Statesboro, GA WORK COVERED BY CONTRACT DOCUMENTS A. The Work of Project is defined by the Contract Documents and consists of the following (Numbered sequence is not necessarily indicative of workflow): 1. Joe Brannen Building Partial Roof Replacement a. Loose lay factory cut polyisocyanurate insulation (match rib height). b. Install second layer of 2" polyisocyanurate insulation. c. Install 1/2 " gypsum coverboard. d. "Gang" screw all insulation components into existing metal roof panels e. Install induction welded TPO roof membrane secured to purlins. f. Install new edges in compliance with ANSI-SPRI ES-1. g. Install new gutters and downspouts at designated locations. h. Place heat pump on new flashed in metal equipment rails. Ensure unit is balanced. i. Coat interior gutter with silicone coating. j. After all work is complete, thoroughly clean roof surface of debris and footprints. k. Contractors are responsible for all disconnecting and reconnection of applicable equipment and are instructed to use only qualified, licensed personnel where applicable. 2. Wastewater Pump Building Roof Replacementa. Remove existing roofing materials to the lightweight concrete deck. b. Remove all base flashings (existing flashings have been identified as containing asbestos). Removal and disposal is to be in accordance with local, state, and federal requirements.c. Remove existing metal coping cap. d. Mechanically fasten base sheet to lightweight insulating concrete. e. Adhere 1" polyisocyanurate insulation to the base sheet in low rise foam adhesive. f. Adhere 1/2" gypsum coverboard to polyisocyanurate insulation in low rise foam adhesive. g. Raise existing overflow scuppers as necessary so that they are 2" above final roof surface. h. Raise curbs as necessary to achieve 8" min. flashing height. i. Install fully adhered 60 mil TPO roof membrane. j. Install new base flashings. k. Install new metal coping cap. l. Install new cast iron/cast aluminum drain strainer covers. m. After all work is complete, thoroughly clean roof surface of debris and footprints. n. Contractors are responsible for all disconnecting and reconnection of applicable equipment and are instructed to use only qualified, licensed personnel where applicable.
