The rehabilitation of this owner-occupied, single-family, residence is to make the home safer, more energy efficient, and easier to access within the provisions of federal, state, and county laws and ordinances and the SHIP repair program. The rehabilitation of this home will include the following tasks as outlined below and the repaired areas are to match as close as possible to their existing surroundings. If additional tasks beyond those included in this scope are discovered, then additional funds may be allocated. Before any additional work is performed, written county approval will be needed. There is no federal funding for this project. 1.ROOFING: Remove existing roof covering down to the decking and replace any deteriorated or damaged decking with like, kind, and quality of existing materials. Repair or replace any damaged roof framing to include rafter tails, rafters, barge rafters and joists. Refasten and certify decking attachment. Install a peel and stick underlayment water barrier. Replace the existing drip edge with a new metal drip edge. Install new slant-back vents, replace gas vent caps and all flashing as required. Replace all boots with new lead, EPDM or metal boots. Install a self-adhering modified bitumen roof system as per the Escambia County Building Code and manufacturer's specifications. Then install new shingle over the ridge vents. Budget 320 square feet for damaged decking replacement. If they are missing or outdated install hurricane clips on every rafter or truss, with a minimum of 6 pictures illustrating said strapping. Trim any trees over hanging roof to clear roof by approximately 10' and remove all debris from site. Repair or replace any damaged fascia and soffit with like material and match the finish as close as possible. Photographs are required for all stages of construction. . 2.DRYWALL: Repair all drywall and ceiling surfaces that are damaged or incomplete. Repaired areas are to match as close as possible to existing surrounding areas. There is a 60-day time limit on this rehabilitation project . For every day worked more than the contract period, liquidated damages of ONE HUNDRED and FIFTY DOLLAR ($150.00) per day will be assessed.
