Jackson Street, Topeka, Kansas 66612, telephone (785) 296-0002. Project Requirements: a. The project will be constructed in phases. Refer to plans for phasing requirements. b. Contractor shall visit the site and become familiar with the existing conditions prior to commencing the work. Verify all existing conditions, dimensions, elevation heights, construction and building systems in the field and prior to proceeding with the work. Contractor shall notify the architect of any and all discrepancies between the contract documents and existing conditions prior to proceeding with the work. d. All penetrations of floors and fire rated wall or smoke partitions shall be patched & repaired as required to maintain the existing fire rating or smoke infiltration integrity of the floor and wall all sleeves, wireways, cable trays, pipes, ductwork, are to be fire sealed tight to the wall or floor penetrations to maintain the required code compliant fire rating. e. Prepare all existing surfaces to remain providing clean smooth surfaces to receive scheduled finishes. Level floor slab surfaces as required to provide a flat, level surface for flooring installations. Reference the finish schedule sheet and the finish plans sheets for related requirements. f. In areas of removal and where new work and/or finishes are not scheduled, contractor shall repair, patch and clean walls, floors, wall bases, and ceiling as required to match existing finishes to be flush, smooth, and match adjacent materials in all respects. Relocate light fixtures and other ceiling and wall mounted devices where new partitions are shown adjacent to areas not scheduled for new finishes. Ref MEP. g. Clean and prepare for new finishes existing surfaces indicated to remain. Coordinate with the removal and disposal of unwanted signage, fixtures, hardware, etc. On existing surfaces to match existing substrates and provide an additional prime painted coating on all repairs prior to refinishing as scheduled. Coordinate with the requirements of the finish schedule. h. Required demolition, as indicated in the plans and required to complete the scope of work as indicated here-in shall be included in the bid. i. New office cubicles and demountable office partitions will be provided by the Owner. The contractor shall make electrical connections as indicated on the plans. This work shall be coordinated with the cubicle/partition vendor and owner. j. Bonds: A Performance Bond and a Public Works Bond will be required. The Public Works Bond shall be filed with the Clerk of the District Court in the Shawnee County Courthouse. The bidder shall include the price for these bonds in their bid. k. Taxes: The contractor shall include State, County and City sales tax as is applicable to the project. Questions regarding taxes should be directed to the Kansas Department of Revenue, Division of Taxation, Taxpayer Assistance Center. Phone number: (785) 368-8222. 1) The "Prime" contractor (contractor who contracts directly with the State of Kansas or one of its agencies) shall include taxes as follows: a) Tax shall not be included on labor since the labor is purchased directly by the State of Kansas or one of tis agencies. b) Tax shall be included on all material that is purchased for the project. 2) Subcontractor (contractor who contracts directly to the prime contractor on the project). a) Tax shall be included for all labor and material provided for the project. l. Parking: No parking will be allowed behind the building. This applies to Contractor and all of the Contractor's subcontractors. Contractor and the Contractor's subcontractors shall provide for their own on-street parking. Parking is also available at the north end of the parking lot that is north of the building. m. Material delivery and drop off: the Contractor can use the building's dock; however, once material has been delivered / dropped off, the Contractor's or Contractor's subcontractors' vehicles must be moved out of the dock area. Question Deadline 11/07/2025 Requests for clarifications and interpretations of the Construction Contract Documents (Technical Specifications and Drawings) shall be presented to the Project Architect/Engineer in writing at least ten (10) days prior to the date on which bids are to be opened.
