Remodeling of an educational facility in San Diego, California. Completed plans call for the remodel of a two-story above grade educational facility.

Prequalified B General Subcontractors DESCRIPTION OF WORK: General Description: Partial interior remodel of the 1st Level and complete interior remodel of the 2nd Level of the Stewart Commons Building, Muir College Campus Area of UC San Diego, La Jolla, CA. Exterior replacement of the roof, select exterior building elements, breezeway and east patio improvements are included. Note to Bidders: Stewart Commons has been surveyed by the University and determined eligible for the National Historic Register. All work shall be completed in accordance with the Secretary of Interior's standards for the treatment of historic properties. The University has bid and awarded a CM at Risk Contract to Swinerton Builders (hereafter "CM/Contractor"). CM/Contractor is responsible for bidding and awarding all subsequent subcontractor packages, with the exception of Bid Package 09.21 (to be managed by UC San Diego and thereafter integrated into the CM/Contractor's Phase 2 award). The successful Subcontractor Bidder shall sign a Subcontract Agreement directly with CM/Contractor, and shall be bound by all the terms of the contract between University and CM/Contractor. Refer to Information Available to Bidders link to folder "Swinerton Prime Agreement," which contains the contract between University and CM/Contractor, attached to the subcontract bidding documents and incorporated by this reference. Bid Package 09.21 Gypsum Board Assemblies & Framing, Temporary Protection, Scaffolding & Platforms, Thermal & Sound Insulation, Doors/Frames/Hardware, Ceilings & Specialty Ceilings, Plaster, Specialties: This Bid Package consists of metal framing and gypsum board assemblies; installation and maintenance of temporary protection, scaffolding, and work platforms; thermal and acoustic insulation; doors, frames, and hardware; standard and specialty ceiling systems; plaster finishes; and division-10 specialties required to complete interior build-out. The estimated construction cost of this bid package is $900,000. LICENSE REQUIREMENTS: The successful Bidder will be required to have the following California current and active contractor's license at the time of submission of the Bid: B - General Building subcontractor In addition, the University and Swinerton Builders are committed to promoting and increasing participation of small business enterprises (SBEs) and disabled veteran business enterprises (DVBEs) relating to all goods and services covered under the awarded agreement, subject to any and all applicable obligations under state and federal law, and University policies. The awarded contractor shall make best efforts to provide qualified SBEs and DVBEs with the maximum opportunity to participate. Potential bidders will be required to submit their small business outreach plan to the University as part of the prequalification process. Every effort will be made to ensure that all persons have equal access to contracts and other business opportunities with the University within the limits imposed by law or University policy. Each Bidder may be required to show evidence of its equal employment opportunity policy. The successful Bidder and its subcontractors will be required to follow the nondiscrimination requirements set forth in the contract between the University and the CM/Contractor, and to pay prevailing wage at the location of work. The work described in the contract is a public work subject to section 1771 of the California Labor Code. Contractors and subcontractors on all public works projects awarded on or after April 1, 2015, must use the DIR's upgraded electronic certified payroll reporting (eCPR) system to furnish certified payroll records (CPRs) to the Labor Commissioner. Contractors and subcontractors who have been submitting PDF copies of their CPRs for earlier projects must also begin using the new system. No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of, any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor Code section 1725.5 and 1771.1. The Pines and Roots dining facility renovation is located within the Stewart Commons building at the heart of West Campus in the Muir College community. Originally built in 1970, the split-level facility houses Roots on the first floor and Pines on the second. This renovation aims to modernize the dining experience by improving functionality, expanding both indoor and outdoor seating, and accommodating increased demand due to the growth of Sixth College and the upcoming Ridge Walk North Living and Learning Neighborhood. Key improvements include a full interior renovation of Pines, featuring updated back-ofhouse areas, new kitchen equipment, five cooking platforms, and a coffee station, all supported by upgraded infrastructure. Roots will undergo a lighter refresh with new finishes and a reconfiguration to support a new pizza-focused menu. The project also includes enhancements to outdoor dining areas, improved pedestrian circulation and accessibility, updated signage, seismic upgrades, and roof replacement to support long-term facility performance and guest experience.
