Renovation of a clubhouse / community center in Nokomis, Florida. Completed plans call for the renovation of a clubhouse / community center.

SCOPE OF SERVICES/WORK SPECIFICATIONS 1. OVERVIEW The Knight Trail Park Manager's House, located at 3445 Rustic Road, Nokomis, Florida 34275, sustained roof damage during Hurricane Milton. Sarasota County Parks, Recreation and Natural Resources (PRNR) requires roof repair and replacement services for this facility. Photos of the existing roof damage are provided in Attachment B. 2. CONTRACTOR REQUIREMENTS A. Contractor shall furnish all labor, materials, tools, equipment, supervision, and incidentals necessary to complete the work in accordance with all applicable federal, state, and local codes and regulations. B. All work shall be performed between 7:00 a.m. and 5:00 p.m., Monday through Friday, excluding County-observed holidays. C. Contractor shall maintain a clean and safe job site at all times and comply with OSHA safety standards. D. Contractor shall submit a proposed work schedule including anticipated start and completion dates for County approval prior to commencing work. E. Every Contractor crew must have at least one employee on site that can effectively communicate in English with the County staff and with the general public. F. Contractor shall coordinate work so that there is minimal to no interruption to daily work at any location. G. Contractor is responsible for any damage to County or third-party property caused by the Contractor or their employees. Restoration shall be made to the County's satisfaction. H. Contractor is required to participate in performance and project report meetings as deemed necessary by the County. I. All employees of the Contractor shall be considered to be, all times, the sole employees of the Contractor, under the Contractor's sole direction, unless the use of sub-contractors has been approved by the County. J. Contractor shall ensure conditions on the work site reflect good housekeeping and safety practices at all times. Contractor shall be responsible for all trash and debris disposal from the work site. 3. TECHNICAL SPECIFICATIONS A. General: All work shall comply with the current Florida Building Code and manufacturer's installation requirements. SCOPE OF SERVICES/WORK SPECIFICATIONS B. Roof System Replacement: Contractor shall replace entire existing roof and install a County-approved asphalt shingle roofing system to manufacturer's specifications, including: i. Installation of new starter strips, ridge cap, shingles, and all necessary flashing to match existing. ii. Replacement of all roof penetrations with new pipe boots. iii. Inspection and installation of new roof vents consistent with the existing system. iv. Installation of one (1) layer of peel-and-stick underlayment over the entire roof deck. v. Installation of shingles that match the existing color and profile. C. Roof Preparation: i. Remove existing roofing membrane, flashings, insulation, and all roofing-related debris down to the existing deck. ii. Inspect roof deck for damage or deficiencies; repair or re-nail decking as required to meet current Sarasota County building codes. iii. Remove all existing gutters and downspouts. iv. Install new gutters and downspouts matching existing size and material. D. Product Specifications: i. Laminated-Strip Asphalt Shingles: ASTM D 3462, laminated, multi-ply overlay construction, glass-fiber reinforced, mineral-granule surfaced, and self-sealing. ii. Shingles shall have a minimum 20-year manufacturer's warranty. E. Underlayment Materials: i. Self-Adhering Sheet Underlayment: ASTM D 1970 compliant; minimum 55-mil thick, glass-fiber-mat reinforced, SBS-modified asphalt, granular-surfaced, with release paper backing, cold-applied. ii. Provide primer for adjoining concrete or masonry surfaces as required. 4. PERMIT Contractor shall obtain and pay for all necessary permits. Contractor shall be reimbursed for the cost of the permit fee only. No percent markup shall be paid to the Contractor for permit fees. Contractor's invoice for permits must include supporting documentation, clearly showing the cost paid by Contractor for the permit. 5. WARRANTY A. All workmanship shall be fully warrantied by the Contractor from the date of County's acceptance of the work for a period of two years, or for the standard warranty period provided by the Contractor or by the materials manufacturer, whichever is greater. B. Roofing materials shall carry a minimum 20-year manufacturer's warranty. C. All work shall be of good quality, free from defects, and performed by qualified personnel. D. Non-conforming or defective work or materials shall be corrected or replaced at no additional cost to the County. E. Upon request, Contractor shall provide documentation verifying the kind and quality of materials and equipment used. 6. INVOICING AND PAYMENT: Contractor shall be paid upon completion and acceptance of all work. All invoicing and payment shall follow the County's General Terms and Conditions for Solicitations and FEMA funding requirements. Question Deadline 12/10/2025 at 4:30 PM ET
