The Design-Builder is responsible for all activities associated with completion of the Construction Documents through to construction completion, including building takeover, project closeout and warranty obligations as set forth in the contract documents. The Design-Builder will manage the project, overseeing both the design and construction of the facility, and coordination of all consultant services. The Design-Builder shall assemble a team, whether in-house or via subconsultants, to provide comprehensive and multi-disciplinary services complete with expertise in the following disciplines, but not limited to: (a) Architectural (b) Structural (c) Mechanical (d) Electrical (e) Civil and Stormwater (f) Theatre (g) Landscape Architecture (h) Code Compliance (i) Commissioning and Functional Testing (j) Transportation (k) Signage and Wayfinding (l) Sustainability (m) Acoustics The Deliverables are confined by a committed fixed budget and related funding with no tolerance or opportunity to exceed secured funding or to erode highest quality design standards. The total estimated design-build budget is $83,947,000 and is intended to account for all project related costs such as allowances, project management, overhead & profit, as well as design and construction costs; however, HST, utility connections and moving costs are excluded.
