The project is for pre-construction and construction services for a new Air Traffic Control Tower (ATCT) at the Boulder City Municipal Airport. The work will be performed under two contracts: one for Pre-Construction Services and one for Construction Services. The ATCT structure will be approximately 126 feet above ground level to the top of the tower, with a cab floor height of roughly 93 feet above ground level. The tower will consist of 9 levels, and the control cab will be about 500 square feet with provision for four air traffic controller workstations as indicated in the project plans. The adjoining base building (approximately 2,400 square feet) will contain Tower Managers office, controller meeting and training space, restrooms, janitor/storage closet, break room, fire pump and fire command room. In addition to the ATCT facility, this project will include a driveway, parking lot, ADA access compliance, secondary weather station, and extending utilities to the facility. Preconstruction Services shall include constructability reviews, construction cost estimates, advice, project analysis and feedback regarding materials, methods, systems, schedule, labor and other conditions affecting construction and subcontractor selection for development and construction of the Air Traffic Control Tower Project as indicated on the plans. This scope of work shall also include any additional geotechnical and subsurface investigations/utility locates/permitting beyond those performed by the design professional necessary to assist with establishing the Guaranteed Maximum Price (GMP) for the Construction Services. This scope of work may also include long lead items or early ordering of equipment for the project.
