Question Deadline 12/05/2025 Inviting sealed bids for Fairhaven Academy Accessibility and Exterior Renovations. The Town of Fairhaven seeks sealed bids from qualified contractors for ADA accessibility improvements and exterior renovations to the historic Fairhaven Academy building, originally constructed in 1798 and listed on the National Register of Historic Places. This work includes interior and exterior construction, ADA upgrades, limited roofing adhesive work, ceiling repairs, and preservation of historic features. All work must comply with applicable building codes, Massachusetts General Laws (M.G.L. c.149), and prevailing wage requirements. II. PROJECT OBJECTIVES o Preserve the historic integrity and structural stability of the Academy building o Enhance accessibility to meet ADA standards where feasible o Improve weather resistance and reduce long-term maintenance costs o Ensure compliance with the Secretary of the Interior's Standards for the Treatment of Historic Properties III. BASE SCOPE OF WORK A. ADA Accessibility Renovations (Interior/Rear Entrance) 1. Reframe existing restroom wall and install a new 3/0 ADA-compliant door and hardware 2. Furnish and install: o ADA-compliant floor-mounted toilet with elongated seat o ADA-compliant sink, countertop, and faucet o Grab bars, toilet tissue dispenser, and other required accessories 3. Patch, refinish, and paint walls and flooring as needed after fixture installation 4. Furnish and install a wireless push-button door opener at the rear entrance 5. Provide and connect a dedicated 120V/20-amp electrical circuit for door operator B. Exterior Renovations 1. Remove and dispose of existing clapboard siding on north, east, and west elevations, and the bell tower 2. Furnish and install natural white cedar shingles (no finish or bleaching oil) on these elevations 3. Leave south elevation clapboard intact - no work included on that side 4. Perform minor re-nailing or sheathing repairs as necessary 5. Furnish and install new painted bulkhead doors, including: o Demolition and removal of existing metal bulkhead and surrounding bluestone o Extension of concrete pad as needed for new unit 6. Daily site cleanup and disposal of construction debris into on-site dumpster 7. Coordinate with Town for material access and work area staging PROJECT COORDINATION AND OVERSIGHT The awarded contractor shall coordinate all work with the Town of Fairhaven's Facilities Department and the Fairhaven Historical Commission. The site will remain accessible to the public and town staff throughout construction. Work hours must comply with municipal bylaws and avoid disruptions to scheduled events or seasonal operations of the adjacent Huttleston Marketplace.
