Remodeling of an educational facility in Waterbury, Connecticut. Completed plans call for the remodel of a one-story above grade educational facility.
The services to be procured consist of: Gymnasium Floor and Bleacher Refinish & Tile Insert. Contact the Office of the Director of Purchasing, at 203-574-6748 for further information. Question Deadline 12/04/2025 at 2:00 PM ET All questions about the meaning or intent of the Bid Documents must be submitted electronically. Site Preparation _ Inspect the existing floor for damage: loose boards, water damage, excessive cupping, or separation. Replace damaged boards before sanding. _ Cover walls, vents, and nearby equipment to control dust. COVER NEWLY INSTALL HVAC EQUIPMET TO HELP WITH DUST CONTROL . A. Gymnasium Wood Floor and Bleacher Refinishing Sanding - Bringing Floor and Bleachers Back to Bare Wood _ Use professional drum or belt sanders with dust-control systems. _ Begin with a coarse grit (e.g., 36-40 grit) to remove old finish, scratches, and surface contamination. _ Progress to medium (60-80 grit) and then fine (100-120 grit) to achieve a smooth, even surface. _ Edge sanders and hand scraping should be used at perimeters, corners, and under bleachers. _ Screen/buff the entire surface with a 100-120 grit screen to blend sanding marks and open grain for sealer absorption. _ Vacuum thoroughly between passes; tack with microfiber cloths to remove all dust. Sealing the Floor and Bleachers _ Apply one coat of a penetrating sealer or gym floor sealer designed for wood athletic floors. _ Common choice: oil-modified polyurethane sealer or waterborne sealer (for faster cure and lower VOCs). _ Allow to dry fully, usually overnight (manufacturer's instructions). Court/Game Line Painting _ After sealer cures, lay out court markings per school specifications. _ Use game line paint compatible with polyurethane systems (e.g., Bona CourtLines, Sherwin-Williams Gym Line Paint). _ Allow lines to dry completely before topcoating. Finish Coats to Floor and Bleachers- Protective Polyurethane _ Apply two finish coats of high-durability, slip-resistant gymnasium floor polyurethane. Options: o Oil-Modified Polyurethane (e.g., Bona SuperSport, Poloplaz Magnum) - traditional, amber tone, durable. _ Lightly screen/buff between coats to ensure adhesion. _ Maintain manufacturer's minimum cure times (typically 12-24 hours between coats, 72 hours before light foot traffic, and 7 days for full cure). Final Inspection and Cleanup _ Inspect for uniform finish, proper line sharpness, and smoothness. _ Remove protective coverings, reinstall equipment, and clean area. _ Provide owner with maintenance guidelines (daily dust mopping, annual screening/recoating, no tape adhesives on floor). All finishes should meet MFMA (Maple Flooring Manufacturers Association) standards for athletic floors. _ Slip resistance: Final finish must comply with ASTM D2047 / ANSI A326.3 standards, ensuring safe play. _ Cure time must be respected before resuming athletic activity to avoid marking or finish failure. B. Flooring Modification - Ceramic Tile Section _ Removal o Remove approximately 4' x 60' section of existing wood flooring as directed by the School Inspector or designee. _ Subfloor Preparation o Ensure proper leveling procedures are followed so that the tile surface meets the height of the adjacent wood flooring. _ Tile Installation o Furnish and install commercial-grade ceramic tile, non-slip. o Install using thin-set mortar method with proper expansion joints. o Grout using high-performance, stain-resistant grout suitable for school environments. _ GLUE- Roberts 5900 Ceramic Tile Adhesive or similar _ GROUT-Mapei Ultracolor Plus FA Grout _ Tile - Ivy Hill Forge Emerald Matte Large-Format Porcelain (24_12"), non-slip finish. _ Transition o Provide a clean, flush transition between ceramic tile and refinished wood flooring.
