Henkel Construction Company is the Construction Manager at Risk (CMaR) for the Facilities Improvements project at the Garner-Hayfield-Ventura Community School District in Garner, Iowa. Pursuant to Iowa Code Chapter 26A, firms must be prequalified to bid on Trade Contract Work ("subcontractors") and Material Packages ("suppliers") with a value in excess of the competitive bid threshold of $206,000. Prequalification criteria will be included on a Statement of Qualifications to be completed by the potential bidder and will include firm experience, capacity of key personnel, technical competence, capability to perform, past performance, safety record, compliance with state and federal laws, and availability to and familiarity with the location of the project Project consists of HVAC upgrades and architectural renovations to an approximately 47,866 square foot portion of the existing Garner Hayfield Ventura Middle School-Elementary, over the course of two summer projects, summer 2026 and summer 2027 respectively. The Phase I project schedule is June-August 2026. The Phase II project schedule is June-August 2027, with both target completions of each phase to be before school resumes for the respective school year. Specific Mechanical equipment and Electrical transformer are in the process of being pre-purchased by GHV-CSD to accommodate this schedule.
