Site work and new construction of a water / sewer project in McCall, Idaho. Completed plans call for the construction of a water / sewer project; and for site work for a water / sewer project.
The work of this contract generally includes construction of water treatment plant expansion consisting of two deep bed dual media filters, pipe gallery, electrical gear upgrades, underground concrete disinfection contact basin, and associated site piping modifications. These improvements will include excavation, subgrade preparation, and construction of a facility expansion as well as the installation of various site piping, butterfly valves, and associated fittings, electrical gear, filter control panel and associated valves and instrumentation, and associated site electrical work, underground concrete disinfection contact basin, and site restoration and seeding. Contractors must comply with Davis Bacon and Build America, Buy America Act (BABA) requirements. Bids must be accompanied by Bid Security in the form of a bid bond in the amount not less than 5% of the total bid amount, payable to the City of McCall. Proof of Bid Security must be submitted with the official bid documents. Said Bid Security shall be forfeited to the Owner as liquidated damages should the successful bidder fail to enter into a contract in accordance with their proposal as specified in the instructions to Bidders. Contractors shall comply with Equal Employment Opportunity (EEO) requirements. The City of McCall reserves the right to reject any or all proposals. Neither the ENGINEER or Owner shall be held responsible for any oral instruction. All questions or requests for additional information must be submitted in writing to the City's engineering consultant, through the QuestCDN Plan Room or via email. Any changes to the Plans and Specifications will be in the form of a written addendum which will be made available to all plan holders. A. The work under this section of the specifications consists of the complete design and provision of an approved fire sprinkler system. The work is to include furnishing all labor, equipment, and materials necessary for and reasonably incidental to the complete design and installation of an approved fire sprinkler system as herein described and indicated on the drawings, including such minor details not specifically mentioned or shown as may be necessary to complete the system ready for successful operation, and subject to the terms and conditions of the contract. 1. The sprinkler systems shall be zoned as indicated on the drawings and have separate control valves with tamper switches, flow switches, pressure gauges, main drains, inspectors test connections, etc. B. All work under this section shall be done in accordance with the best modern practice, using new first-grade material, and shall be arranged to avoid interference with existing conditions. C. It shall be this fire sprinkler contractor's responsibility to coordinate and provide the appropriate information to the fire alarm contractor so that the systems will be operational. D. Final payment will not be authorized until accurate and complete record drawings, O&M manuals, and hydraulic calculations have been received and accepted by the Owner's Designated Representative. A. The work covered under this section of the specifications shall include the complete design and provision of an approved fire sprinkler system. The work is to include furnishing all labor, equipment, and materials necessary for and reasonably incidental to the complete design and installation of an approved fire sprinkler system as herein described and indicated on the drawings, including such minor details not specifically mentioned or shown as may be necessary to complete the system ready for successful operation, and subject to the terms and conditions of the contract. 1. Regardless of the level of detail shown on the construction documents, the contractor is responsible for the complete design of the fire sprinkler system. 2. Design, furnish, and install wet-pipe sprinkler systems for the heated portions of the new facility and dry-pipe sprinkler systems for the unheated portions or areas subject to temperatures below 40 degrees Fahrenheit (such as coolers, freezers, enclosed entry vestibules, attics and so on). Contractor shall provide complete NFPA 13 sprinkler protection throughout the building including combustible concealed spaces. 3. The sprinkler systems shall be zoned as indicated on the drawings and have separate control valves with tamper switches, flow switches, pressure gauges, main drains, inspectors test connections, etc. B. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 1 Specification Sections, apply to this Section. C. This work shall be in accordance with this specification and with the applicable project drawings. D. It shall be this automatic sprinkler contractor's responsibility to coordinate and provide the appropriate information to the alarms contractor so that the systems will be operational. E. Final payment will not be authorized until accurate and complete record drawings, O&M manuals, and hydraulic calculations have been received and accepted by the Owner's Designated Representative. F. This contractor is responsible for obtaining and incorporating all of the addenda changes into the system design. G. Entire buildings shall be protected by the sprinkler systems including all combustible concealed blind spaces, bathrooms, closets, etc., such that all buildings would be considered fully sprinklered throughout in accordance with NFPA 13. 1. If combustible concealed spaces are found that are not shown on the drawings or considered in the design (scope of work) the contractor shall identify these areas in writing to the Owner's Designated Representative for resolution. H. Attempts have NOT been made to indicate coordinated routing of the sprinkler systems piping. The successful contractor must coordinate with the existing conditions, all other trades, the building components, all new construction, and make all necessary modifications to the pipe routing before submitting for review. 1. Additional compensation will not be allowed for modifications to the bid documents for additional sprinklers, pipe offsets, coordination, existing as-built conditions, or for additional hydraulic calculations. 2. Sprinkler head locations and all pipe routing shall be coordinated with all mechanical and electrical equipment and all structural and architectural components to avoid obstructions. 3. This contractor shall carefully review all of the bid documents from all disciplines (architectural, structural, civil, kitchen equipment, electrical, and mechanical) and design the sprinkler systems to properly protect all areas of the facility. 4. The sprinkler system shall be installed in a manner that is aesthetically unobtrusive, plumb and parallel, with all sprinklers symmetrically aligned, does not interfere with existing equipment and building components (clocks, speakers, equipment access, lights, access panels, etc.), and is not subject to damage by the building occupants. 5. Sprinkler system components shall not be installed where they could interfere with other building systems or features (i.e. piping that blocks the access panels to mechanical equipment). A. The Work required under this Section of the Specifications consists of performing all labor and furnishing all material, supplies, fixtures and equipment including minor items obviously necessary for complete and functioning plumbing systems as specified herein and as shown on the Drawings. B. Plumbing work shall be in accordance with the requirements of Section 22 01 20 - PLUMBING GENERAL PROVISIONS and Section 22 05 00 - COMMON WORK RESULTS FOR PLUMBING. C. The Work shall consist of the following: 1. Waste and vent piping systems including piping, floor drains, trench drains, cleanouts and connections to all plumbing fixtures, equipment, and to the drain systems outside the building. 2. Service cold, hot, and non-potable water piping system including isolation valves, wall hydrants, hose bibbs, mixing valves, connections to all plumbing fixtures and equipment, including backflow preventers and connections to the water main in the building. 3. Plumbing fixtures including trim. 4. LP gas piping system including relocation and extension from the gas service regulator, piping, isolation valves, pressure regulator and connections to the unit heaters, boilers, and make-up air units. 5. Drain piping with connections to the drain pans under the AHU cooling coils. 6. Generator tank fuel fill and vent piping and exhaust piping. D. This Contractor shall be responsible for coordinating and making final connections to all building services including water, sanitary sewer, and natural gas. E. Arrange with the City Water Department for a service water meter. Contractor shall provide type and size as recommended by City. A. The Work required under this Section of the Specifications consists of performing labor and furnishing all materials for thermally insulating the plumbing work installed in each of the following sections of Division 22: 1. Section 22 10 05 - PLUMBING PIPING B. Insulation work shall be in accordance with the requirements of Section 22 01 20 - PLUMBING GENERAL PROVISIONS. A. The Work under this Division of the Specifications consists of furnishing all construction engineering, supervision, labor, equipment, fixtures, materials, all incidentals, related items and appurtenances, and performing all operations necessary to complete the installation of Work in strict accordance with these Specifications and Drawings. B. All work shall be finished, tested and ready for operation and use. C. The term "provide" shall mean "furnish and install complete and ready for use". A. The Work required under this Section of the Specifications consists of testing, adjusting and balancing the heating, ventilating and air conditioning (HVAC) systems as specified within this Section and as shown on the Drawings. B. Testing, adjusting and balancing work shall be done in accordance with the requirements of Section 23 01 20 - HVAC GENERAL PROVISIONS. C. The Mechanical Contractor shall retain the services of an independent certified Associated Air Balance Council (AABC) or National Environmental Balancing Bureau (NEBB) testing and balance firm specializing in balancing HVAC systems, to test, adjust and balance all of the air moving systems and hydronic heating and cooling systems installed under Division 23. The test and balance firm is subject to the approval of the Owner's Construction Representative. All work by this firm shall be done under the direct supervision of a qualified heating and ventilating engineer. If requested, the tests shall be conducted in the presence of an authorized representative of the Owner. D. Adjusting and balancing shall not begin until systems are complete, temporary filters and strainers are removed and permanent filters installed and piping systems are cleaned, flushed and chemically treated. E. In addition to demonstrating that the systems are capable of achieving design load point flows, the certified test and balance shall demonstrate that the automatic control systems respond properly to load variations. F. Test and balance firm shall include an extended warranty of 90 days, after completion of testing and balancing, during which time the Owner's Construction Representative may request a re-check, or re-setting of any outlet, supply air fan, return air fan or exhaust fan as listed in test report. The firm shall make any tests he may require during this period of time at no additional costs. A. The Work required under this Section of the Specifications consists of performing all labor and furnishing all material, supplies and equipment including minor items obviously necessary for complete and functioning heating, ventilating and air conditioning (HVAC) systems as specified herein and as shown on the Drawings. B. Heating, ventilating and air conditioning work shall be in accordance with the requirements of Section 23 01 20 - HVAC GENERAL PROVISIONS and Section 23 05 00 - COMMON WORK RESULTS FOR HVAC. C. The Work shall consist of the following: 1. Heating systems including gas fired and electric unit heaters. 2. Ventilation/exhaust systems for the Storage Facility including gas fired make-up air unit, exhaust fans, air intakes and outlets, louvers, and ductwork. 3. Wall pack air conditioning systems for the electrical room including a packaged wall pack unit with D/X cooling coil, air cooled refrigeration condensing unit, refrigerant piping, electric heater, fittings and valves, refrigerant specialties, registers and grilles. 4. Air conditioning systems for the Lockers and Office Spaces including air handling units with D/X cooling coil, hydronic heating coil, remote air cooled refrigeration condensing unit, refrigerant piping, fittings and valves, refrigerant specialties, connections to D/X coils in the air handling units, ductwork, registers and grilles. 5. Heating hot water system including boilers, gas venting, circulating pumps, air separator, unit heaters, supply and return piping, valves and appurtenances. 6. Ventilation/ exhaust system for various spaces including air intakes and outlets, supply fans and exhaust fans. 7. Testing and balancing all air systems. 8. Testing and balancing all hydronic water systems. 9. Temperature control systems for all new HVAC systems. 10. Cleaning and flushing all hydronic piping systems. 11. Water treatment for all hydronic piping systems. A. The Work required under this Section of the Specifications consists of performing labor and furnishing all materials for thermally insulating the HVAC work installed in each of the sections of Division 23. B. Insulation work shall be in accordance with the requirements of Section 23 01 20 - HVAC GENERAL PROVISIONS. A. The Work required under this Section of the Specifications consists of performing all design engineering, labor and furnishing all control equipment including peripherals, wiring, conduit, interface, programming and minor items obviously necessary to control, monitor and alarm the functions and systems specified herein. B. Control work shall be in accordance with the requirements of Section 23 01 20 - HVAC GENERAL PROVISIONS. C. The Work shall consist of controls for the following: 1. Makeup Air Units 2.
