Remodeling of an office development in Alexandria, Virginia. Working plans call for the remodel of a 38,291-square-foot, two-story above grade office development.
**As of January 22, 2026, project was canceled. No definite date for the rebid.** The project involves the design and construction of an office space at 1701 North Beauregard Street to serve 108-116 staff occupants, resulting in a 38,291 GSF renovated area including offices, shared workspaces, meeting and training rooms, food preparation areas, bathrooms (including new gender-neutral and renovated men’s and women’s facilities), testing spaces, child play and waiting areas, wellness rooms, storage, copy and print areas, waiting areas, and a nurse’s office. The work must conform with Program Requirements, Planning Documents, and Design Intent Guidelines. There is an add alternate scope for a new central building mechanical system (replacement), replacement roofing system (in-kind), and new fire pump. The Offeror is responsible for all aspects of design, administration, coordination, management, and adherence to all drawings, specifications, and applicable laws, codes, and directives. Offerors must submit responses in the prescribed format, respond to requests for additional information or clarifications, and may be required to make adjustments as directed by the Selection Advisory Committee. The competition is intended to be open, and any restrictive language identified should be reported in writing. Questions regarding the work must be submitted in writing. Potential Offerors are required to submit any and all questions in writing directly to the person referenced above, no later than 5:00 PM, November 7, 2025. Written responses, including the questions, will be provided to all Offerors via an official Addendum.
