Renovation of a theater / auditorium in Hutchinson, Kansas. Conceptual plans call for the renovation of a theater / auditorium.

The City of Hutchinson, Kansas seeks a qualified firm/individual to design and furnish the City with renderings, construction drawings, cost estimates and specifications for renovations to Memorial Hall based on the Historic Preservation and Reuse Plan. Memorial Hall is an iconic historic building located at 101 S Walnut Street, Hutchinson, Kansas. This initiative aims to transform the Hall into a vibrant, self-sustaining entity that enhances the downtown area culturally and economically. The Hall's strategic location within the Downtown Core South Historic District makes it a valuable community resource and a key feature in the 2024 Downtown Hutch Master Plan. Currently, the building is managed by the City of Hutchinson, as a rental facility for various events. However, its operational limitations restrict use to the months of October through May, primarily due to the absence of modern HVAC systems In the 2026 capital improvement program (CIP) the city budgeted for design services for the renovation of the building. It is the city's intent to renovate Memorial Hall using a combination of Star Bonds, Kansas Historic Tax Credits and general obligation municipal bonds. The renovations will be based on the Preservation and Reuse Plan for Memorial Hall completed by WDM Architects. The anticipated total cost of the renovation is approximately $5 million with a projected construction start date of early 2027. The City is seeking a design firm to develop conceptual drawings, construction documents, specifications and cost estimates. Additionally the design firm will assist in facilitating with community meetings and stakeholder meetings to ensure that the renovations meet the demands of our community. When constructed in 1911-1912 Memorial Hall was known as Convention Hall. Through the years it has gone through several renovations and alterations and a name change to Memorial Hall. One of the unique features of the building is that Memorial Hall was constructed over Cow Creek and has multiple access hatches throughout the building. Cow Creek remains an active waterway and is an important component of the city's stormwater management program. Memorial Hall is included as a contributing building in the National Register of Historic Places Designation - Downtown Core South Historic District, dated November 18, 2004. Memorial Hall is a key community resource in the 2024 Downtown Hutch Master Plan, adopted by the City Council in January of 2024. Additionally, a study of the Hall, The Preservation and Reuse Plan for Memorial Hall, was prepared for the City of Hutchinson Parks and Facilities Department in November 2023. These studies not only studied the building, but also its importance in the context of Downtown Hutchinson. Proposals should consider previous assessments and studies completed. The method of Contractor Selection has not been Determined at this time. "Request for Proposal for design services is underway".
